One of the biggest food rumors in Northern Virginia is starting to look a lot more real.

Eataly, the famous Italian marketplace known for combining restaurants, cafes, grocery shopping, fresh pasta, wine, cheese, cooking classes, and specialty Italian products under one roof, appears to be moving closer to opening at Tysons Corner Center.

For months, the speculation around Eataly has centered on the former American Girl space inside the mall. That two-level storefront near Bloomingdale’s was one of the most recognizable retail spaces at Tysons Corner Center for years. American Girl officially closed that location in early January before reopening in a smaller space elsewhere in the mall.

Now, new county permit activity suggests that the old American Girl space may be entering its next chapter.

According to recent reporting, Fairfax County approved buildout plans in late May tied to the prominent two-level space at Tysons Corner Center. The permits appear to move the long-rumored Eataly project from “mall gossip” into something much more concrete.

An official opening date has not been announced yet, and neither Eataly nor Tysons Corner Center has publicly released a grand opening timeline. But the permit activity is the clearest sign so far that Eataly’s long-awaited Northern Virginia debut is moving forward.

Why This Is Such a Big Deal

Eataly is not a normal restaurant.

It is part Italian market, part dining hall, part grocery store, part experience. Depending on the location, visitors can find pasta counters, pizza, espresso bars, gelato, wine, imported Italian products, fresh produce, meats, cheeses, prepared foods, sit-down restaurants, private events, and cooking classes.

That is why the Tysons rumor has gotten so much attention.

This would not just be another place to grab dinner at the mall. It would be a full-blown food destination.

For Northern Virginia, that matters. Tysons has always been one of the region’s biggest shopping hubs, but over the last decade, the area has been trying to evolve into something bigger: a more urban, walkable, all-day destination with apartments, hotels, office towers, entertainment, restaurants, and Metro access.

Eataly fits directly into that vision.

The Former American Girl Space Makes Sense

The former American Girl store was one of the few spaces at Tysons Corner Center large enough to handle a concept like Eataly.

Eataly usually needs a major footprint. It is not the type of tenant that can slide into a small restaurant bay or a standard mall storefront. The concept works because it has room to breathe. You need space for dining, retail, food counters, market displays, circulation, storage, and the kind of layout that makes visitors want to wander.

That is exactly why the former American Girl space has been watched so closely.

American Girl had occupied a large, two-story store near Bloomingdale’s for years. When it moved into a smaller location elsewhere in the mall, it opened the door for something much bigger and more experiential to take over.

If Eataly does occupy that space, it would bring a completely different energy to that section of the mall.

Instead of a destination primarily built around families shopping for dolls, the space could become a high-traffic food and dining anchor that attracts shoppers, office workers, tourists, date nights, families, and food lovers from across the D.C. region.

This Is Part of a Bigger Tysons Corner Center Makeover

The Eataly news is not happening in isolation.

Tysons Corner Center owner Macerich has been working on a major redevelopment of the mall, with previous reports describing a $100 million investment into the property. The larger plan focuses heavily on refreshing the mall and reimagining the west end near Bloomingdale’s and Macy’s as more of a walkable dining, retail, and entertainment district.

That is important because malls across the country are changing.

The old version of the mall was mostly about shopping. You parked, bought what you needed, maybe grabbed something at the food court, and left.

The new version of the best malls is different.

They are becoming mixed-use lifestyle destinations. People go there to eat, work out, meet friends, watch movies, take classes, attend events, shop, work remotely, live nearby, stay at hotels, and spend several hours there.

Tysons Corner Center is already one of the most important malls on the East Coast, but the Eataly move would signal something bigger: Tysons is not just trying to keep up with modern retail. It is trying to become one of the region’s premier food and lifestyle destinations.

What Could Eataly Bring to Tysons?

While the Tysons location has not been officially detailed yet, Eataly locations in other markets usually include a mix of restaurants, quick-service counters, specialty groceries, Italian wine, coffee, pastries, cheese, charcuterie, fresh pasta, olive oil, sauces, desserts, gifts, and culinary events.

If the Tysons location follows the typical Eataly model, visitors could eventually see things like:

Fresh pasta counters

Italian restaurants

Pizza and pasta dining

Espresso and pastry bars

Gelato

Imported Italian groceries

Wine and specialty food retail

Cheese and charcuterie

Prepared foods

Cooking classes or private events

Seasonal food experiences

That kind of concept could perform extremely well in Tysons.

The mall already draws shoppers from across Northern Virginia, Washington, D.C., and Maryland. It has Metro access, major road visibility, high-income surrounding neighborhoods, nearby office towers, hotels, apartments, and a massive regional customer base.

In other words, if Eataly wanted a D.C.-area location with maximum regional reach, Tysons makes a lot of sense.

No Opening Date Yet

The biggest unanswered question is timing.

As of now, there is no official grand opening date for Eataly at Tysons Corner Center. The recent permits are a major step, but buildouts for large food hall and restaurant concepts can take time, especially when they involve two-level spaces, commercial kitchens, exterior work, food service infrastructure, and mall coordination.

So while this is the strongest sign yet that Eataly is coming, it is too early to say exactly when people will be able to walk in and order pasta.

The safest expectation is this: the project appears to be moving forward, but the opening timeline has not been publicly confirmed.

Why Northern Virginia Food Lovers Should Care

Northern Virginia has no shortage of restaurants, but Eataly would bring something different.

It would give Tysons a true destination food hall with national name recognition. It would also give local residents another reason to visit the mall beyond traditional shopping.

For people in McLean, Vienna, Falls Church, Arlington, Fairfax, Reston, Ashburn, and the wider D.C. area, this could become a major weekend stop. Grab lunch, shop for dinner ingredients, pick up wine, meet friends for coffee, take a cooking class, or make it part of a larger Tysons day.

That is the power of Eataly. It is not just about eating. It is about the experience around food.

And that is exactly the kind of tenant Tysons Corner Center seems to be chasing as it modernizes.

The Bottom Line

Eataly at Tysons Corner Center is not officially open, and there is still no announced opening date.

But the pieces are starting to line up.

American Girl moved out of its large two-level space. Tysons Corner Center is in the middle of a major redevelopment. The mall’s west end is being positioned around more upscale dining, retail, and entertainment. And now, Fairfax County permit activity points to buildout plans connected to the long-rumored Eataly project.

For now, Northern Virginia food lovers will have to wait for the official announcement.

But one thing is clear: Eataly at Tysons Corner looks closer than ever.
