What is Data Center Alley and why does it matter?

Data Center Alley is massive—70% of the world's internet runs through Loudoun and Prince William counties at some point. Microsoft, Meta, Amazon Web Services, TikTok, QTS, Verizon—they're all based here in Ashburn. Companies are paying $3-4 million per acre for data center land. With AI evolution, demand is only increasing. Most jobs in Ashburn are tech-related because of this. The controversial part is data centers aren't the prettiest buildings, but they bring huge tax revenue allowing Loudoun County to have lower tax rates than other counties. That's the trade-off—you get incredible tech job opportunities and lower taxes, but you're living next to industrial-looking data center buildings.

How does the Silver Line metro work in Ashburn?

The Silver Line metro opened at Ashburn Metro Station a couple years ago. It connects you directly to Tysons, Reston, Arlington, DC, Pentagon—super convenient. You can buy a $300/month unlimited pass and commute everywhere. Metro ridership wasn't being utilized much initially because it opened during COVID, but return-to-office mandates are changing that fast. There's park-and-ride parking, buses via Fairfax Connector, and tons of development happening around the metro station—apartments, restaurants, businesses. The metro connects to Dulles Airport too, so you can literally take the metro to international flights. The upside for property values around the metro is huge.

What's One Loudoun like?

One Loudoun is probably the best spot in all of Ashburn. It's got shopping, rooftop bars, Alamo Drafthouse movie theater where you can sit and have a beer while watching movies, Trader Joe's, Sephora, Bar Louie, Container Store, water fountains where kids play, carnival events. They're doubling the size soon with hotels, ice skating rink, and more local businesses. The townhomes here run $1M-$1.3M but you're talking elevator, rooftop terrace, four levels, rear garage, ultra-luxury. Security is wild—they chase me when I film like I'm recording secret missiles. But it's incredibly safe and well-maintained. On weekends it gets packed—there's always something happening. You can walk to everything from restaurants to shops to the movie theater.

Is Brambleton part of Ashburn?

Brambleton kind of connects to Ashburn—it's almost its own town but considered part of the Ashburn area. It's one of my favorite neighborhoods in all of Northern Virginia, maybe everywhere. It was designed to be a walking community with miles of trails, massive community parks with soccer/baseball/football fields, community center, tot lots, green space everywhere. They've got their own school systems, Regal Cinema, One Life Fitness (owned by Josh Harris who owns the Commanders), Harris Teeter, town square with food trucks and live music. Townhomes run $1M-$1.2M without huge lots—you're paying for the walkability and amenities. You'll see Lamborghinis and Ferraris driving around. It's very family-friendly and always popping with events.

What's Ashburn Village and is it more affordable?

Ashburn Village is the more affordable option—it was built in the '90s and has about 5,000 homes. Townhomes with no garage go for $500K-$600K, single-families run $700K-$800K. It's a huge neighborhood with multiple pools, sports pavilion, community center, daycare, mature trees, local shopping centers. You're still only 5-10 minutes from One Loudoun and Data Center Alley. This is great for first-time home buyers or families who want a bigger community with mature trees that's not brand new and expensive. A lot of people keep their places up well. If you want only new construction, there's plenty around Ashburn, but new single-families hit $1.5M, so you're better off buying '90s/'2000s townhomes or single-families in Ashburn Village.

What are the schools like in Ashburn?

Loudoun County schools are A-rated across the board. Broadlands High School is ranked #46 in all of Virginia with an A rating on Niche. Most of the schools are brand new since everything was built post-2005. This is a huge draw for families—you're getting top-tier education in brand new facilities. Loudoun County really does have some of the best schools in the state. Combined with the $155K median household income and tech job opportunities, it's why so many families are willing to pay the premium to live here.

What's the commute like from Ashburn?

The Silver Line metro makes commuting super convenient—you can take it to Tysons, Reston, Arlington, DC, Pentagon with a $300/month unlimited pass. Dulles Airport is 10 minutes away for international travel. If you're working at data centers, Amazon Web Services, Microsoft, Meta—all of that is right here in Ashburn, so you're not commuting. But if you're commuting from Ashburn or Brambleton to Arlington (like Amazon HQ2) or Tysons, that can be a bit of a ride with traffic. A lot of my Amazon buyers who watch my YouTube end up living closer to Arlington or in Reston because the commute is easier. The metro helps, but driving can get rough during rush hour.
