Northern Virginia Housing Market Update: Home Prices and Sales Rise in June 2026

Summary: According to Bright MLS’s June 2026 Washington, D.C. Metro Housing Market Report, closed sales increased 4.4% compared with June 2025, the median sold price rose 3.8% to $675,000 and active inventory increased 9%. Northern Virginia was one of the strongest parts of the region, particularly in Fairfax and Loudoun counties.

The short verdict: Buyers have more homes to choose from, but Northern Virginia is not suddenly a buyer’s market. Detached homes are still selling quickly, townhome prices are beginning to level out and condo buyers are gaining more leverage.

Most people agree that Manassas is a great place to live. More space for the money than the closer-in Northern Virginia suburbs. Historic character. Good access to jobs across the region. And a lot more variety than people expect when they first start looking out here.



 But here's the problem nobody talks about: picking the wrong neighborhood in Manassas can cost you $200,000 and a miserable commute.

The 77th Prince William County Fair runs nine days this summer — Friday, July 31 through Saturday, August 8 — on the same 49 acres off Dumfries Road that have hosted it since Harry Truman was president.

 

It remains the largest county fair in the Commonwealth, and one of the last large pieces of open, community-run ground left on a corridor the rest of Northern Virginia is busy rezoning.

For the 77th year, the Prince William County Fairgrounds in Manassas will host nine days of the countywide fair from July 31 - August 9, 2026. 

 

The fair should draw big crowds over the course of the nine day period with carnival rides like the ferris wheel and merry-go-round/ It will also feature plenty of animal-based fun including: a petting zoo, pig races, dog shows, camel rides, pony rides and farm animals.


All of this as well as carnival food vendors will be available each day the fair is open, but there are also special events planned.
