Best Neighborhoods in Northern Virginia: I Ranked 5 Popular NoVA Areas for 2026

If you're trying to figure out the best neighborhoods in Northern Virginia, here's the problem with most lists you'll find online:

They tell you everything is great.

Arlington is great.

Loudoun County is great.

Fairfax County is great.

Prince William County is great.

That doesn't really help you decide where you should actually live.

I've lived in Northern Virginia my entire life and have spent more than two decades selling homes throughout the area. I've watched communities change, highways expand, Metro stations open, builders move farther west, and entire neighborhoods become dramatically more expensive.

Driving the news: NBC Washington transportation reporter Adam Tuss posted video Thursday of a Tesla Cybercab driving through Tysons, saying the vehicle appeared to be “mapping” roads. A human driver was behind the wheel as backup.

It wasn't an isolated sighting. Keegan Bursaw photographed a Cybercab on I-495, David McGraw reported seeing one in Arlington, and D.C. reporter Martin Austermuhle…

Fairfax County Just Approved a Walkable Centreville. Here's the Parcel I'd Actually Watch.

By Chris Colgan · The Colgan Team, powered by PLACE at Real Brokerage · August 2026
22+ years selling Northern Virginia real estate. Raised in Gainesville, 15 minutes from the Route 28 and 29 crossroads.

On June 23, 2026, the Fairfax County Board of Supervisors voted unanimously to adopt a new long-range plan for Centreville — roughly 2,700 acres reimagined around a walkable town center at Route 28 and Route 29. I've been selling in and around Centreville for 22 years, and the plan is aimed squarely at the one thing this town has always been missing.

Why it matters: Centreville has never had a nightlife problem it could solve, because it has never…

SUMMARY: The best ways to commute from Prince William County to Washington, D.C. in 2026 are not the same for every address, office, or budget. Commuters here have six real options: the VRE Manassas Line, VRE Fredericksburg Line, OmniRide Express buses, OmniRide Metro Express, the I-66 and I-95 Express Lanes, and slugging — the region's free casual carpool system. The decision comes down to which side of the county you live on, where your office actually is, and whether you can form an HOV-3 carpool. The short verdict: VRE wins for downtown D.C. desk jobs near Union Station or L'Enfant, OmniRide wins for the Pentagon and Tysons, slugging is the cheapest commute in America if you live near Woodbridge, and paying solo tolls on I-66 every day is the…
