If you've been paying attention to what's happening at One Loudoun lately, you already know that Ashburn's most popular entertainment district is in the middle of a serious glow-up. New restaurants, new retailers, luxury apartments going up — the whole north side of the development is being reimagined. And now, the most exciting piece of the puzzle has been officially confirmed: a Tempo by Hilton hotel is coming, and it is going to be a game-changer for Loudoun County.
Whitestone Capital broke ground on the 169-room, seven-story Tempo by Hilton at One Loudoun in May 2026. The hotel is being developed in partnership with Kite Realty Group — the Indianapolis-based REIT that owns and operates One Loudoun — and is targeting a late fall 2027 opening. It will sit above ground-level retail in the new One Loudoun Uptown expansion, with a second-floor lobby overlooking the walkable streets and restaurants below.
This isn't just another hotel opening. This is the missing piece that turns One Loudoun from a great place to spend a Saturday afternoon into a genuine overnight destination.
What Is Tempo by Hilton?
If you haven't stayed at a Tempo by Hilton yet, here's what you need to know. I actually attended the opening of the Tempo by Hilton in Manassas back in December 2025 — it opened at the NOVA Live campus on Discovery Boulevard — and the concept genuinely impressed me. This isn't your standard highway business hotel. It's a lifestyle brand built for what Hilton calls the "modern achiever" traveler: design-conscious, wellness-focused, and looking for an experience, not just a place to sleep.
Every Tempo property is built around a few signature ideas. Guestrooms are organized into three distinct zones: a bright Get Ready Zone for working or prepping for the day, a spa-inspired bathroom with Bluetooth-speaker mirrors and Apotheke bath products, and a sleep environment anchored by Sealy Accelerate mattresses exclusive to the brand. It's thoughtfully designed in a way you actually notice when you're there.
The standout feature is the Wellness Room program. Guests can book rooms outfitted with Peloton bikes, yoga mats, and resistance bands — your full fitness routine, inside your hotel room. The on-property gyms go beyond the typical sad treadmill-and-free-weights setup, with full cardio, strength, and recovery zones. Food and beverage is anchored by Bluestone Lane, the Australian-inspired premium coffee and café brand with a strong Northern Virginia following. And the communal lobby spaces are designed to actually be used — for work, for meetings, for lingering over a coffee — not just as a corridor you walk through to get to the elevator.
The Manassas property showed me exactly what this brand can do when it's planted in the right location. One Loudoun might be an even better fit.
Why One Loudoun Is the Perfect Location
Let's talk about the context here, because it matters. One Loudoun already draws more than 4.4 million visitors per year. It was just named "Best of Ashburn 2025" by Ashburn Magazine. The district has more than 70 restaurants, retailers, and entertainment venues packed into a walkable downtown format. Alamo Drafthouse, lululemon, Sephora, Warby Parker, sweetgreen — and that's before the new wave of tenants coming in through the Uptown expansion.
The Tempo by Hilton is going to sit above all of that, with a second-floor lobby giving guests an elevated view of the action on Exchange Street. Walk downstairs and you're in the middle of one of the best dining and entertainment corridors in the DMV. Walk back up and you're in a beautifully designed lifestyle hotel with a Peloton in your room. For business travelers, weekend visitors, wedding guests, corporate groups, or anyone flying in and out of Dulles — which sits about 10 miles away — this is exactly the kind of property that's been missing from Loudoun County.
Up until now, the overnight options at One Loudoun haven't matched the quality of the experience on the ground. The Tru by Hilton serves its purpose, and the Home2 Suites across the street handles the extended-stay crowd. But there's been a gap at the top — a hotel where the design, the amenities, and the location all come together and make the stay itself feel like part of the trip. That's what Tempo delivers.
The Bigger Picture: One Loudoun's Full Transformation
The hotel is one piece of a much larger expansion already well underway. Kite Realty broke ground on the full One Loudoun Uptown project in October 2024, and construction has been moving. Here's what's coming alongside the Tempo:
- Arhaus — the 20,000-square-foot flagship with a 4,000-square-foot outdoor terrace is already open
- Bartaco — building exterior is complete, interior fit-out underway
- Tatte Bakery & Café — interior work progressing, opening imminent
- Van Leeuwen Ice Cream — opening soon
- Pottery Barn and Williams-Sonoma — signed and coming
- Alo Yoga — signed
- 400 luxury multifamily apartments
- 34,000 square feet of premium office space
- Seasonal ice-skating rink and public plaza in front of the Bartaco building
When you add all of this up alongside the existing lululemon, Sephora, Warby Parker, and sweetgreen — plus the Tempo by Hilton sitting above it all — One Loudoun is no longer just a great shopping center. It is becoming the closest thing Loudoun County has to a real downtown. Newer than Reston Town Center, more walkable than most of what Northern Virginia has to offer, and purpose-built for the way people want to live right now.
What This Means If You Live in Loudoun County
Here's the angle I think about most, having worked in Northern Virginia real estate for over 22 years: lifestyle infrastructure matters for home values. Buyers in the $600K–$1.2M range in Loudoun County aren't just buying square footage. They're buying into a version of life. They want good restaurants within reach, something to do on a Friday night, a reason to stay local on a Saturday instead of driving into DC. Every time a development like this comes together, it strengthens the answer to the question buyers are always quietly asking: "Is this the kind of place I want to put down roots?"
Loudoun County's average household income near One Loudoun is approximately $187,000. The county's tax base has crossed $170 billion. Washington Dulles International is ten miles away. The corporate base — Motorola Solutions, MBO Partners, Venture X, and a growing cluster of tech and consulting firms — is right there. The bones have been in place for years. What the Tempo by Hilton adds is the lifestyle layer that turns a strong market into a destination market.
Late fall 2027 is the target. I'll be there for the opening — and I have a feeling it's going to be worth the wait.
