Big things may finally be happening in Ashburn.

After more than two years of speculation, planning, and behind-the-scenes movement, Xavo Motor Club appears to be advancing toward construction in Loudoun County. Hiring for construction crews is reportedly underway, signaling that this long-anticipated automobile-centric club could soon become reality.

This article is based on reporting from The Burn — you can read the original here.

Where Is Xavo Motor Club Being Built?

The project is planned for 44970 Russell Branch Parkway in Ashburn, inside the Commonwealth Center development. That puts it just east of Topgolf and right next to XCAL Shooting Sports & Fitness — already a high-profile entertainment and lifestyle corridor in Loudoun County.

This area has quietly become one of Ashburn’s most active mixed-use zones. With One Loudoun just minutes away and continued residential growth throughout the Route 28 corridor, the location makes strategic sense.

What Is Xavo Motor Club?

According to plans, Xavo would be a 128,000+ square-foot structure designed to combine automotive passion with hospitality, entertainment, and private club culture.

The proposed features include:

  • A restaurant and bar

  • A live music theater

  • Event space

  • A motor vehicle showroom

  • Private storage garages for high-end cars

  • A members-only motor club lounge

  • Offices and meeting rooms

In short, it’s not just a garage facility. It’s positioned as a social and lifestyle hub centered around car culture.

If you’ve seen private motor clubs in places like Miami, Scottsdale, or Nashville — this would bring a similar concept to Loudoun County.

Designed by the Team Behind XCAL

Xavo is being designed by Architecture, Incorporated, a Reston-based architecture firm that also designed neighboring XCAL Shooting Sports & Fitness.

That’s notable.

XCAL set a new standard locally for high-end, experience-driven development. If Xavo follows that same design philosophy, it could significantly elevate the entertainment and private club scene in Ashburn.

Not to Be Confused With Gas Haus

It’s important to clarify: this is not the previously proposed “Gas Haus” concept from years ago. That proposal did not move forward.

Xavo Motor Club is a separate project entirely.

When Will It Open?

There’s no official opening timeline yet.

Given the size of the project — 128,000 square feet is substantial — development will likely take time. However, reports indicate that construction could begin this summer.

If that happens, this will be one of the most interesting commercial developments to watch in Loudoun County over the next 12–24 months.

What This Means for Loudoun County Real Estate

Here’s the bigger picture.

Ashburn continues evolving beyond just being a data center capital and commuter suburb. We’re seeing more experiential, lifestyle-driven developments — restaurants, private clubs, performance venues, boutique fitness, and destination entertainment.

Projects like Xavo:

  • Increase local prestige

  • Attract higher-income residents

  • Enhance community amenities

  • Strengthen commercial real estate corridors

  • Support surrounding home values

As Loudoun grows, amenities like this matter. They shape how people perceive an area.

And perception drives demand.

If you’re considering buying or selling in Ashburn or anywhere in Loudoun County, understanding where development is heading gives you a major advantage.
