Dick’s House of Sport is officially coming to Tysons One Place, slated to open in Fall 2027. If you haven't heard of this concept, it is not your average sporting goods store. This is a fully immersive, experiential retail destination.
Imagine walking into a store and finding a massive rock-climbing wall, a multi-sport practice cage, and state-of-the-art golf simulators. They even feature a "House of Cleats" packed with footwear for literally every sport and surface imaginable. The entire philosophy behind the concept is that you aren't just walking in to buy a pair of running shoes; you are going there to actually do things.
This will be the very first House of Sport in all of Northern Virginia, and only the third in the entire state.
The Genius Behind the Tysons Strategy
Tysons Corner Center isn't just throwing darts at a wall here. This is a highly deliberate strategy by the mall's ownership. Over the past few years, we've seen them aggressively bring in interactive venues like Level99, The Escape Game, CAMP, and the highly anticipated Sloomoo Institute opening this summer.
Traditional retail malls across the country have been getting hammered. The ones that survive—and thrive—are the ones that figure out how to give people a reason to show up and spend their day. They are pivoting from being places where you simply run errands, to places where you go to be entertained. From where I sit, this is the exact right play.
The Ripple Effect on Real Estate
Anything that drives consistent, weekend foot traffic into Tysons is a massive win for the broader area. When more families come to hang out, they eat at the local restaurants, shop at the surrounding stores, and ultimately support the residential developments nearby. It creates a thriving ecosystem that boosts local business and makes the community even more desirable.
