Depending on the type of home you own or want to buy, and exactly where it is located, you are facing completely different realities. Here is the breakdown of what is actually happening on the ground and how to strategy your next move.

The Hot Side: Commuter-Friendly Townhomes & Single-Family Homes

Right now, the fastest-moving segment of the NOVA market is the commuter-friendly townhome. Buyers are flocking to these properties because they offer the "best of both worlds"—a more accessible price point than a detached single-family home, but with the space, garage, and backyard feel that buyers demand post-pandemic.

Where the Market is Moving Fast:

  • Ashburn & The Silver Line Corridor: Thanks to the Silver Line Metro, the Dulles tech corridor, and the booming data center industry, demand here is fierce. Townhomes in Ashburn are listing in the mid-$600,000s, while nearby Brambleton is seeing the low-to-mid $800,000s. These are getting multiple offers and going under contract in about 30 days.

  • Fairfax & Loudoun Counties: Single-family homes in these areas are still incredibly strong, typically selling anywhere from the upper $700,000s to over $1.5 million. Neighborhoods in McLean and Vienna frequently sit in the $1 million to $2 million+ range.

  • Haymarket & Gainesville: Aided by the I-66 express lanes making the commute to Fairfax and Tysons much easier, western Prince William County is seeing steady growth with median prices in the upper $700,000s.

The Bottom Line on Inventory: We are sitting at about 1 to 1.5 months of supply in these hot zones. To put that in perspective, I was recently talking to a colleague in Tampa, Florida, where they have eight months of inventory. Northern Virginia's core markets are still heavily tilted in favor of the seller.

While townhomes near Metro stops are seeing bidding wars, another side of the market is dealing with heavy headwinds.

The Condo Trap: Older condo buildings are facing a massive financial squeeze. Following the tragic Surfside collapse in Florida, lenders like Fannie Mae and Freddie Mac severely tightened their financing rules. Furthermore, Virginia law requires condo associations to conduct regular reserve studies.

  • Rising Fees: Because of deferred maintenance (like aging elevators or roofs) and skyrocketing master insurance premiums, many associations are forced to pass massive special assessments and fee hikes onto owners.

  • The Result: Condo fees can easily range from $400 to over $1,000 a month. This eats directly into a buyer's mortgage qualification power, causing the condo-heavy segment of the market to stay flat or even slip slightly.

The Outer Suburbs: During the remote-work boom, buyers flocked to places like Winchester, Culpeper, and Fredericksburg for more space and lower prices. Now, the reality of the commute has set in.

  • A commute from Fredericksburg to the Pentagon on the I-95 corridor can easily take up to 90 minutes.

  • As a result, these markets have cooled. In Winchester, where median prices sit in the high $300,000s to low $400,000s, homes are sitting on the market for an average of 50 days with about three months of supply.

Winning Strategies for the Split Market

Because the market is fractured, a one-size-fits-all strategy will fail. Here is how to navigate it:

For Sellers: You have to price it right from day one. Overpriced homes are sitting, and a slow start is incredibly hard to recover from. If you aren't getting 2 to 3 showings a week, your price is likely too high. Your home also needs to show perfectly—professional staging and high-end marketing are non-negotiable right now.

For Buyers: If you are looking at condos, you must do your homework. Review the reserve study, check for special assessments, and confirm the building actually qualifies for financing before you fall in love with a unit. If you are looking for a deal and work remotely full-time, areas like Winchester or Front Royal offer amazing value—just be brutally honest with yourself about the commute if you ever have to drive into Tysons or DC.
