In this update, we’re breaking down the massive green light for Reston Town Center’s expansion, the "Silicon Valley" boom happening in Manassas, and the shocking news that the world’s biggest sports star is coming to our backyard. Plus, if you think the real estate market is cooling off, I have some October numbers from Fairfax County that will make you think again.

This isn't just a renovation; it’s a revolution for Fairfax County. Last week, the Fairfax County Board of Supervisors unanimously approved (9-0) the Reston Town Center Next (RTC Next) master plan. We are talking about a staggering 4 million square foot transformation that is going to redefine the area.
Supervisor Walter Alcorn called this a "landmark" decision, not just for Reston, but for the entire county. And honestly? He’s right.
What’s actually changing?
Developer BXP (formerly Boston Properties) went back to the drawing board and returned with a revised, community-focused blueprint for the 22-acre site between Reston Parkway and the W&OD Trail. The new plan is denser, greener, and more culturally vibrant:

Office Space Boom: Commercial space is jumping from 643,000 to 930,000 square feet, anchored by two major towers on Block G1 and Block J.

The "Tysons Bridge" Concept Comes to Reston
One of the most exciting infrastructure updates is a brand-new pedestrian bridge over Sunset Hills Road. Think of the bridge at Tysons Corner Center over Route 495—this is the same idea. Combined with a new 14-foot off-street bike path (replacing dangerous on-road lanes), Reston is doubling down on walkability. I know what some of you might be thinking: "Manassas? Really?" But stay with me, because if you haven't looked at Manassas lately, you are missing one of the biggest investment opportunities in the region.
The Innovation Town Center area is rapidly becoming the next major tech hub. Sitting right next to the George Mason University Science and Tech Campus (which, fun fact, features a statue of my grandfather, Senator Charles Colgan), this area is blending college-town energy with high-tech growth.

Micron: They are in the middle of a $2.17 billion expansion, bringing hundreds of high-paying semiconductor jobs to the area.

Data Center Alley 2.0: With giants like Iron Mountain and Amazon AWS expanding nearby, Manassas is seeing a massive influx of infrastructure investment.
Real Estate Snapshot: The "22-Foot" Difference
Builders like D.R. Horton are capitalizing on this with new developments like the Auburn floor plan. These aren't your typical cramped townhomes. They are 22 feet wide, which makes them feel like single-family homes inside. We’re talking 2,200+ square feet, 4 bedrooms, and 2-car garages.
Because of the tech growth and the VRE access (making DC commutes manageable), these homes are offering incredible value compared to Arlington or Alexandria. If you work in tech or government and want space without the Beltway price tag, Manassas needs to be on your list.
4. Preservation Wins: $15.5 Million for Green Space

In Northern Virginia, the conversation is usually about "more"—more data centers, more roads, more condos. But Governor Youngkin just announced a $15.5 million investment via the Virginia Land Conservation Foundation to protect over 8,600 acres of land.
This is critical for maintaining our quality of life.

Prince William County: The Bristoe Station Battlefield project received $1.1 million to protect 152 acres. This land includes wetlands, streams, and farmland that will eventually be open to the public as a park.

The Real Estate Angle: Homes near protected land historically hold their value better. People want to know that the woods behind their house won't turn into a data center in five years. This conservation effort is a huge win for property values in Prince William and Fauquier.
5. Lionel Messi Coming to the DMV (March 2026)

This is the "crazy" story I teased. On March 7, 2026, D.C. United will host Inter Miami, but not at Audi Field. They are moving the game to M&T Bank Stadium in Baltimore to accommodate the crowd.
Why? Lionel Messi.
He is arguably the biggest name in sports history, and his presence demands an NFL-sized stadium. Audi Field is fantastic, but it’s too small for this event. Moving the game to a 70,000-seat stadium means tens of thousands of local fans will actually get a chance to see him play.
This highlights something important about living here: The DMV is a sports powerhouse. Between the Commanders, Caps, Wizards, Nationals, and events like this, you have world-class entertainment within a short drive. It’s a massive quality-of-life perk that keeps demand for the region high.
6. Market Watch: Fairfax’s "Hot" October & Future Redevelopment

Finally, let’s bust a myth. Everyone is talking about interest rates cooling the market. Meanwhile, Fairfax County just posted one of its strongest Octobers in years. Sales are up, and prices are rising. The demand is not going away.
The Future of Fair Oaks
To meet this demand, Fairfax is getting creative. The Planning Commission just backed a plan to redevelop the Fair Oaks Business Park.

The Plan: The Peterson Companies (who bought the site for $36.5M) will replace empty 1980s office buildings with 420 apartments, 286 stacked townhomes, and a 1.6-acre central park.

The Trend: This is the future of NoVA real estate—taking outdated office parks and turning them into vibrant, mixed-use residential communities.
Similarly, Vienna just secured a $3 million interest-free advance from Navy Federal Credit Union to fast-track a new Aquatics and Fitness Center. This is a win-win: Navy Federal gets amenities for employees, and Vienna residents get the facility they’ve wanted for years without waiting for slow government funding cycles.

Northern Virginia isn't slowing down. Whether it's the skyline changing in Reston, the tech boom in Manassas, or world-class sports coming to town, this region is investing in its future.
