Northern Virginia Housing Market Update August 2026: More Homes, Fewer Buyers, and a Major Shift for Sellers

Updated August 2026

The Northern Virginia housing market is changing.

It is not crashing, but buyers have more choices, homes are taking longer to sell, price reductions are becoming more common, and sellers can no longer assume that simply putting a house on the market will create multiple offers.

Across Northern Virginia and the Washington, D.C. metro, inventory is rising while showings and pending sales have slowed.

That means one thing:

The advantage sellers had over the last several years is starting to shrink.

For buyers, this is creating opportunities.

For sellers, pricing and marketing matter more than they…

If you are thinking about buying or selling a home in Northern Virginia in 2026, there is one major change you need to understand:

The buyers are still here. They are just getting much more selective.

This is not the same real estate market we had during the pandemic housing boom.

Inventory is rising. Pending sales have slowed. Homes are taking longer to sell. More sellers are reducing their asking prices, and buyers have considerably more homes to compare before making a decision.

But I do not believe the Northern Virginia housing market is crashing.

In fact, some homes are still selling extremely quickly.

What has changed is that buyers no longer feel like they have to compromise on everything just to get a house.

That is…

Northern Virginia Housing Market Update: Home Prices and Sales Rise in June 2026

Summary: According to Bright MLS’s June 2026 Washington, D.C. Metro Housing Market Report, closed sales increased 4.4% compared with June 2025, the median sold price rose 3.8% to $675,000 and active inventory increased 9%. Northern Virginia was one of the strongest parts of the region, particularly in Fairfax and Loudoun counties.

The short verdict: Buyers have more homes to choose from, but Northern Virginia is not suddenly a buyer’s market. Detached homes are still selling quickly, townhome prices are beginning to level out and condo buyers are gaining more leverage.

There is a lot of bad real estate information floating around right now.

One headline…

The market has shifted. The neighborhoods buyers were fighting over in 2021 and 2022 are now seeing price cuts, longer days on market, and a steady stream of buyers looking elsewhere. But here's the thing — most of them aren't leaving Northern Virginia. They're just choosing a different part of it.

After closing thousands of transactions across the DMV, I've watched this shift build for over a year. What's happening right now is one of the more interesting market resets I've seen in 22 years of selling real estate in this region.

The big picture: This isn't a crash. It's a correction in the specific areas that got most expensive during the 2020–2022 run-up — and buyers are responding rationally to a math problem that no longer adds up.

Tysons just landed another anchor. GRVTY, a Northern Virginia-based defense technology firm, is committing $8 million to build a brand-new headquarters in Tysons, with plans to add 200 positions across engineering, technology, science, and corporate operations. That's on top of the company's existing base of 1,000 employees already embedded in the D.C. suburbs.

Governor Abigail Spanberger backed the move publicly, citing the Commonwealth's concentration of technical talent and its unmatched proximity to government decision-makers. The state is contributing an $800,000 grant through the Commonwealth's Opportunity Fund, with additional support through the Virginia Jobs Investment Program for workforce training.

On its own, this is a significant…

Most people assume the Northern Virginia real estate market goes quiet in February. The numbers from this month proved otherwise.

Pending contracts surged across nearly every county. Buyers in Prince William and Fairfax came off the sidelines hard. And out in Fauquier — a market most people aren't watching closely — the median sold price jumped 19% year-over-year in a single month. That's not noise. That's a signal.

I'm Chris Colgan, and I've been covering this region's real estate market from the inside for over 18 years — more than $1 billion in closed transactions, a team based out of Marshall, Virginia, and roots in western Prince William County that go back to when Catharpin Road was the edge of everything. Every month I pull the Bright MLS…

According to reporting by FFXnow, ZIP code 22015 in Burke ranked #1 on Northern Virginia Magazine’s Top 20 Hottest ZIP Codes list, based on Bright MLS data from December 1, 2024 through November 30, 2025.

In a year where affordability was a challenge across Northern Virginia, Burke didn’t slow down. It accelerated.

The Numbers Behind the Surge

Burke’s performance wasn’t just strong — it was competitive:

  • 487 home sales in 2025

  • Median days on market: 6

  • Median closing price: $696,500

  • Median list price: $674,975

That means many homes sold over asking and moved in under a week.

When you see that combination — speed and price strength — it tells you demand is deep and buyers are serious.

Why Buyers Are…

A data-driven, unfiltered report by Chris Colgan

Northern Virginia is entering 2026 with one of the most unusual — and quietly powerful — real estate climates in decades. Prices keep climbing. Inventory is rising but not “loosening.” Buyers are active but more selective. And across the region, the numbers tell one story clearly:

Northern Virginia did not cool down. It recalibrated — and now it’s running on fundamentals, not hype.

Below is the most complete, county-by-county breakdown of what is actually happening across the region, using real Bright MLS data from October 2025.
