One of the most requested areas I get asked to tour is Fairfax. But here is the thing most people don’t realize: there is Fairfax County (which is massive), and then there is Fairfax City.
Today, we are diving deep into the City itself. We are talking about a place with a median sold price of around $795,000, a "Main Street USA" vibe, and a real estate market that is absolutely on fire.
If you are thinking about moving to Northern Virginia, here is everything you need to know about Fairfax City.
HISTORY OF FAIRFAX CITY

The first thing you notice when you hit Old Town Fairfax is the charm. It honestly reminds me of Main Street in the Magic Kingdom or Disneyland—you have the older buildings, the local banners, and that classic Americana feel.
It is one of the rare spots in NOVA where you can actually get out of your car and walk. You have lawyer offices, professional buildings, and cafes all right there.
The Viral Moment: I can’t drive through here without thinking about the massive Johnny Depp vs. Amber Heard trial. That media circus happened right here at the Fairfax City Courthouse. For a while, the whole world was watching this street, but usually, it’s just a quiet, historic gem.
LOCATION IN FAIRFAX CITY

Location is arguably the #1 reason people move to Fairfax City. You aren't just close to D.C.; you are geographically positioned in the center of everything Northern Virginia has to offer.
-
The Commute: You are only about 13 miles from the D.C. line. While Northern Virginia traffic is famous, having this starting point is a huge advantage. On a clear run, you can be in the city in 20 minutes. Just as importantly, you are only 15–20 minutes from Tysons Corner, the region's massive employment and shopping hub.
-
Metro Access: While there isn't a station inside the historic downtown, you have incredible access. You are literally 3 minutes away from the Vienna/Fairfax-GMU Metro Station.
-
Pro Tip: Fairfax City residents have access to the CUE Bus system, which provides safe, reliable, and inexpensive transportation throughout the city and directly to the Vienna Metro station. You can leave your car at home and ride straight to the platform.
-
-
The "Crossroads" of NoVA: Fairfax City is unique because major arteries intersect right here, giving you multiple escape routes to avoid gridlock:
-
I-66: You have immediate access to I-66 East and West to get to D.C. or head out toward the mountains.
-
Route 50 (Fairfax Blvd): A major east-west corridor lined with shopping and dining.
-
Route 123 (Chain Bridge Rd): Takes you north directly into Vienna/Tysons or south toward Occoquan.
-
Route 236 (Main Street): Connects you straight through Annandale to I-495 (The Beltway).
-
-
Airports: Whether you travel for work or leisure, you are perfectly split between the major airports. You are roughly 20-25 minutes from Dulles International (IAD) and about 25-30 minutes from Reagan National (DCA).
-
Neighbors: You are bordering George Mason University (GMU), which brings diverse culture and sports to your backyard, and you are a stone's throw from the Mosaic District for high-end retail and cinema.
THINGS TO DO IN FAIRFAX CITY

Things to Do: The "Suburbs Are Boring" Myth? Busted.
People often think the suburbs are sleepy. Totally wrong. In Fairfax City, you have a college town vibe, historic charm, and big-city amenities all wrapped into one.
-
George Mason University (GMU): It’s right in your backyard, giving the city a vibrant, youthful energy. You have the EagleBank Arena for massive concerts (think A-list tours) and Patriot basketball games.
-
Culture Fix: It’s not just sports; the Center for the Arts hosts world-class ballets, symphonies, and Broadway-style performances year-round.
-
-
Shopping: You never really need to leave the city limits. You’ve got the essentials like Trader Joe’s, TJ Maxx, HomeGoods, and Safeway all within minutes.
-
Local Favorite: For a more curated experience, you are right next to the Mosaic District (just outside the city line) for high-end boutiques and cinema.
-
-
Dining & Nightlife: Old Town Fairfax is the walkable heart of the city. It is packed with local gems, not just chains.
-
Must-Trys: Grab a pint at The Auld Shebeen (an authentic Irish pub) or street food at High Side. Of course, you still have your popular spots like Dave’s Hot Chicken and Einstein Bagels for a quick bite.
-
Community Vibe: In the summer, the city hosts Rock the Block on Friday nights—a massive block party in Old Town Square with live bands and beer gardens.
-
-
Outdoors: The city is incredibly green. There are interconnected walking trails and bike paths like the George Snyder Trail that connect the neighborhoods.
-
Active Living: You can literally bike to the Metro from many parts of the city! Plus, Van Dyck Park offers skate parks, tennis courts, and huge open spaces for the family.

JOB OPPORTUNITIES IN FAIRFAX CITY

The job market here is incredibly stable, which is why housing prices stay strong.
-
Government & Legal: Because this is the seat of Fairfax County, the area is packed with government workers, police officers, and legal professionals working at the Courthouse and City Hall.
-
Education & Health: With GMU and the Peterson Family Health Center nearby, there are tons of jobs in education and healthcare.
-
Commuter Hub: A lot of my clients live here and commute to Amazon HQ2 in Arlington or the tech corridor in Reston/Herndon.
REAL ESTATE IN FAIRFAX CITY

This is my favorite part—the data. The market here is competitive.
-
The Stats: The median sales price is around $795,000, and prices are up 18% year-over-year.
-
The Competition: Homes average just 21 days on market, and sellers are getting 100% of their list price. Lowball offers simply don't work here.
What Can You Buy?

-
Condos ($350K - $400K): Great for getting your foot in the door, but watch out for rising HOA dues due to insurance changes.
-
Townhomes ($630K - $1.2M): You can find older models for the mid-$600s, but the luxury townhomes with elevators in active adult communities can push over $1.2 million.
-
Single-Family Homes ($800K - $1M+): In neighborhoods like Mantua, you’ll find homes on larger lots. Many are 1950s/60s split-foyers that have been completely renovated with open kitchens and finished basements.
"No, and this confuses a lot of people! Fairfax City is an independent city with its own government and a distinct "Main Street" vibe. While it is surrounded by Fairfax County (the biggest county in Virginia), the City feels much more walkable and community-focused." "You are about 13 miles from the D.C. line. With zero traffic, it’s a 15-minute drive, but we all know Northern Virginia traffic is real. However, you have the Vienna Metro Station just 3 minutes away , and you can use the I-66 Hot Lanes to zip right into the city or the Pentagon." "The market is competitive. The median sales price sits around $795,000, which is up about 18% year-over-year. Condos start around $350k, while single-family homes in neighborhoods like Mantua can range from $955k to well over $1.2 million." "Unlike many suburbs where you need a car for everything, Old Town Fairfax is incredibly walkable. You can walk to lawyer offices, local cafes, restaurants, and shops without needing to drive. It has a true "downtown" feel." "The schools here are top-tier. Woodson High School is one of the most popular high schools in the region. You also have George Mason University right in town, which adds great energy and cultural events to the community."Frequently Asked Questions About Fairfax VA
