Located snugly between Gainesville and Manassas, Bristow is a powerhouse suburb. You might know it as the home of Jiffy Lube Live, the massive outdoor concert venue. (Fun fact: It’s always funny when bands shout, "Hello Bristowl!" not realizing it’s a quiet suburb, not a massive city like NYC).
But beyond the concerts, Bristow is one of the most popular places to live in Prince William County. From the massive Virginia Gateway Shopping Center nearby to the upcoming Silver Diner (replacing the old Out of the Blue restaurant!), there is so much happening here.

Location & Commuting: How to Get Around
If you look at a map, Linton Hall Road is the main artery running right up the middle of Bristow. This is where the majority of the subdivisions and shopping are located.
Driving Options

To the West: You head toward Gainesville and I-66. If you want to head into Washington D.C., you can jump on the Express Lanes.

To the East: You connect to the 234 Bypass and Manassas. If you keep going for 20–30 miles, you hit Interstate 95 (though fair warning: that is rarely a fun drive!).

To Haymarket: If you go straight at the Gateway, you end up in the beautiful downtown area of Haymarket.
The Commuter Train (VRE)

For those working in downtown D.C. or the Pentagon, the Broad Run VRE Station (often called the Bristow station) is a game-changer. Located near the Manassas Regional Airport, this train allows you to skip the highway traffic entirely.
Top Neighborhoods in Bristow, VA
The housing market here is diverse. The average sales price generally hovers between $650,000 and $700,000, though luxury homes go much higher. Here are the top three communities we toured:
1. Kingsbrooke

Built in the late 90s and early 2000s, Kingsbrooke is one of the "original" big neighborhoods here.

The Vibe: Because it is older, you get beautiful mature trees and wider streets.

Real Estate: A mix of townhomes (many with one-car garages) and single-family colonials. Prices for single-families range from $650k to $900k.

Schools: It has its own elementary school, Bristow Run Elementary, right inside the community.
2. Braemar

Braemar is massive—one of the largest planned communities in the area. It feels like a town within a town.

Amenities: Multiple pools, hiking trails, and the Braemar Swim Club. It even has a "letters to Santa" box during the holidays!

One of my personal favorites, Victory Lakes was built around 2005–2007.
