1. Fairfax County: The Populous Powerhouse

Neighborhoods to Watch: Reston, Burke, Vienna, Centreville.

Fairfax is the most populous county in Northern Virginia for a reason: Jobs. This is the economic engine. Everyone wants to move here because the job density is unmatched. You are surrounded by Fortune 500 headquarters, government contractors, and the best amenities.

  • The Safety Factor: One thing people don't talk about enough is safety. I recently did a video with the Fairfax County Police, and they have an awesome force. They are well-funded, responsive, and community-focused. That peace of mind adds real value to your home.

  • The Pro: You are never more than 15 minutes from a Trader Joe’s, a rec center, or a major highway.

  • The Colgan Take: If you work in Tysons or DC and you hate driving, you pay the premium for Fairfax. It holds its value better than almost anywhere in the country.

Spotlight: Reston (The "Upside" Play)

I have to call out Reston specifically. There is so much upside here right now.

  • The New: You have the brand new Reston Station (Metro) and the Google/Microsoft presence.

  • The Old: You have the classic Reston Town Center which is still the gold standard for dining.

  • The Deal: Look for the older 1970s/80s townhomes. They are priced reasonably compared to the new construction, and because they are near the Metro, the land value is only going to go up.

2. Loudoun County: The "Tax Haven" & Silver Line Bet

Neighborhoods to Watch: Ashburn, Brambleton, Leesburg, South Riding.

Loudoun is the wealthiest county in America, but it has a secret weapon: Data Centers. Because 70% of the world's internet traffic flows through Ashburn, the commercial tax revenue here is insane. That revenue keeps residential property taxes lower than they should be, considering the world-class schools and parks you get.

  • The Silver Line Upside: The Metro is here, but the area around the stations is still underdeveloped.

  • The Play: If you buy near the Ashburn or Loudoun Gateway stations now, you are buying before the density fills in. As they build more retail and offices around those stops, your home value pops.

  • The Colgan Take: If you are a hybrid worker (3 days at home), move to Loudoun. You get the "Wine Country" lifestyle on the weekends and a tax-subsidized infrastructure.

3. Prince William County: The "Growth Engine"

Neighborhoods to Watch: Gainesville, Haymarket, Lake Ridge, Manassas.

This is where the smart money is moving in 2026. The median home price gap is nearly $167,000, but the jobs are coming here.

  • The Western Growth (Haymarket/Gainesville): It’s not just houses anymore. We have Tesla coming into Haymarket. We have massive new data centers bringing high-paying tech jobs. This area is becoming self-sufficient.

  • The Eastern Lifestyle (Potomac Shores): I really like the East End of the county right now, specifically Potomac Shores. It’s a destination neighborhood—Jack Nicklaus golf course, VRE station planned, town center. It feels like a resort.

  • The Colgan Take: With the new jobs in Haymarket and the lifestyle in Potomac Shores, PWC is no longer just a "commuter bedroom." It’s becoming a destination. Buying here now is like buying in Loudoun 10 years ago.

FREQUENTLY ASKED QUESTIONS

Which county has the best schools?

They are all excellent, but they are different. Fairfax has the "Legacy" reputation (IB programs). Loudoun has the "Facilities" advantage (newer buildings, better tech). Prince William has elite specialty programs (Biotech at Colgan High) that rival the others.

Are taxes lower in Loudoun?

Generally, yes. Because Loudoun gets so much tax revenue from Data Centers, they rely less on residential property tax compared to Fairfax. It’s a hidden financial perk of living in "Data Center Alley."

Where should I buy if I work at the Pentagon?

If you have the budget, Fairfax (Burke/Springfield) is the easiest commute. If you want more house, look at Lake Ridge (PWC)—you can take the "Slug Line" or the VRE train directly to Crystal City/Pentagon.
