Potomac Shores Real Estate FAQs
What is Potomac Shores?
Potomac Shores is a 1,920-acre master-planned community in Dumfries, VA, sitting on nearly 2 miles of Potomac River shoreline about 30 miles south of Washington D.C. The full master plan supports about 3,800 residences, with 2,500+ already sold. It's been in phased buildout since 2014 under master developer SunCal, with active home construction by Stanley Martin and other top East Coast builders. The community is structured as a transit-oriented development with a future VRE rail station, a walkable town center, two on-site public schools, and resort-style amenities.
How much do homes cost at Potomac Shores?
Pricing depends on the section and home type. Stanley Martin's Riverbluff Overlook condos start in the upper $400s for the Tessa (lower-level, ~1,570 sq ft) and run up through the Julianne (upper-level, ~2,432 sq ft). Riverbluff Heights townhomes start in the mid-$600s for the Delilah and run up to the low $800s for the Lachlan end-unit. Across the full community, the median home price sits in the mid-to-high $600s based on current active listings. For larger single-family homes from earlier buildouts, prices can run from $735,000 up to $1.2M+.
What's the difference between Riverbluff Overlook and Riverbluff Heights?
Riverbluff Overlook is condo ownership. You own the interior; the exterior is maintained collectively. Two floor plans: the Tessa (lower-level, 2-3 bed, 1,570-2,430 sq ft) and the Julianne (upper-level, 3 bed, 2,432 sq ft, with optional rooftop terrace). This structure works well for travelers, lock-and-leave buyers, and first-time buyers. Riverbluff Heights is fee-simple townhomes. You own the lot and the structure, HOA fees are lower, but exterior maintenance is on you. Three to four levels, 2,150-2,770 sq ft, two-car garage, and a standard rooftop terrace on every home with river or community views.
What are the Stanley Martin floor plans at Potomac Shores?
Five distinct models across two sections. At Riverbluff Overlook (condos): the Tessa is the lower-level garage condo with 2-3 bedrooms, 2.5 bath, 1,570 sq ft, and built-in garage storage. The Julianne is the upper-level garage condo at 2,432 sq ft, 3 bedrooms, 2.5 bath, with a covered balcony, gourmet kitchen, dual-vanity primary suite, and optional rooftop terrace. At Riverbluff Heights (townhomes): the Delilah is a four-level townhome at 2,150 sq ft with three bedrooms, lower-level flex space, and a standard rooftop terrace. The Lachlan is the four-level end-unit townhome at 2,770 sq ft with extra side windows, a lower-level flex room with full bath, gourmet kitchen with center island, and a standard rooftop terrace.
What amenities are included with the HOA?
Monthly HOA at Potomac Shores runs $180-$200 for single-family homes and townhomes, and it includes a lot. Gig-speed internet, trash pickup, snow removal, and full access to the 13,000 sq ft Shores Club (three pools, fitness barn, social barn). Plus the trail network, the Canoe Club for river access, and the public Ali Krieger Sports Complex. The Jack Nicklaus golf course is public, so green fees are separate. Condo owners at Riverbluff Overlook will have an additional condo fee on top of the community HOA covering exterior maintenance, roof, and master insurance.
When does the VRE station open?
The Potomac Shores VRE station on the Fredericksburg line is targeting late 2027. The 370-space, $24 million parking garage is already complete (finished September 2024). Platform construction is starting in 2026. Once it's running, residents can commute directly into D.C. Union Station via Woodbridge and Alexandria without ever getting on I-95. In the meantime, OmniRide bus routes 252, 253, 952, and 953 already serve the area along Route 234, with the first bus at 4:44 AM. Historically in this region, buying near rail before the line opens has been one of the strongest long-term value plays.
How are the schools at Potomac Shores?
Potomac Shores has two on-site schools already operating: Covington-Harper Elementary School and Potomac Shores Middle School, both fully accredited by the Virginia Department of Education. A second on-site elementary school broke ground in September 2025, designed for around 1,000 students, with completion targeted for fall 2027. The community feeds into Prince William County Public Schools, which consistently ranks among the strongest school systems in Virginia. School assignments should always be confirmed with the county, as boundaries can change.
What's the commute like from Potomac Shores?
Direct I-95 access at exit 152A and approximately 30 miles to Washington D.C. By car you can hit Quantico in under 15 minutes and Fort Belvoir in around 25-30 minutes depending on traffic. Once the VRE station opens in late 2027, commuters get a direct rail option to D.C. Union Station via Woodbridge and Alexandria. OmniRide express buses already serve the area for D.C. and Pentagon commuters. The Long Bridge Project, expected to complete around 2030, will further increase VRE frequency across the entire Fredericksburg line.
Who developed Potomac Shores?
The master developer is SunCal, a New York-based firm and one of the largest master-planned community developers in the U.S. SunCal oversees the full vision including residential, commercial, retail, and public infrastructure. Active home builders inside the community include Stanley Martin Homes (currently building Riverbluff Overlook and Riverbluff Heights), with prior and ongoing work from Brookfield Residential, Pulte Homes, Ryan Homes, NV Homes, and Drees Homes. Stanley Martin is one of the largest new construction builders on the East Coast with over 40,000 homes built across 16 metro areas, backed by Japan-based Daiwa House Group.
What's the town center going to include?
The Potomac Shores Town Center is being built as a true walkable downtown rather than a strip center. The Station House retail building and Central Park entrance were completed in October 2025. A pending major grocery store anchor has been announced for the Route 1 / 234 intersection at the community entrance — brand not yet confirmed. The full vision includes restaurants, retail, and entertainment built directly alongside the future VRE station, so residents can live, commute, dine, and shop within walking distance. Town center commercial pads are actively being marketed to operators.
Is now a good time to buy at Potomac Shores?
Strong case for buying now if you plan to stay 5+ years. The community is well-established, amenities are already built, and the infrastructure that actually moves property values — VRE station, grocery anchor, full town center buildout — is under construction right now. Buying before the VRE station opens in 2027 is the same logic as buying near a Metro stop before a line activates. The Dumfries market is rated very competitive as of early 2026 with multiple-offer scenarios common, and median home prices have continued to track upward across the broader buildout. The walkable retail plus rail transit combination is historically where the strongest long-term equity plays show up.
Do I need a buyer's agent for new construction at Potomac Shores?
Yes. The Stanley Martin sales team works for the builder, not for you. As your buyer's agent, the Colgan Team negotiates lot premiums, option costs, rooftop terrace upgrades, and other incentives. We walk you through the builder contract (which is heavily weighted in the developer's favor by default) and make sure you get a pre-drywall inspection so issues get caught before the walls close up. There's no extra cost to you — the builder typically pays the buyer's agent fee out of their marketing budget.
