Take Evergreen Mills Road down to Waxpool, then Pleasant Valley Road, hit Bull Run Post Office Road (that crazy road everyone goes down), Compton Road over by Centreville, then Braddock Road and get on Little River Turnpike if I-66 is a mess (which it is pretty much every day). That's a good cut through you can definitely take. You also have the brand new Silver Line Express bus route which is about a 19-minute ride from the Ashburn Metro, that's another way you can commute as well. For Tech workers, you're even closer, Data Center Alley is right in Ashburn with Facebook, Microsoft, TikTok, X and pretty much every data center you can imagine. Amazon HQ2 is in Arlington, and the brand-new Microsoft AI Data Center is coming to Gainesville. 38% of all buyers in Brambleton came from Microsoft or Amazon last year alone.

Teacher-to-student ratios are absolutely phenomenal at all the schools in Brambleton. The combination of top-ranked schools, tech jobs nearby, walkable community design, and premium amenities explains why Brambleton has a 92% family retention rate versus 78% nationwide, families move here and don't leave.

What's the downtown Town Center like?

If you have not seen the downtown area for Brambleton, it is absolutely beautiful and stunning. Chris goes and hangs out there all the time and doesn't even live in Brambleton. You've got the movie theater with reclining seats, all kinds of restaurants (Chris really likes House Restaurant and Blue Ridge Grill), plus all kinds of retail options and conveniences. You can't beat being able to walk to a movie theater. There's also that awesome One Life Gym right there with the outdoor pool, One Life gyms are owned by Josh Harris who actually owns the Washington Commanders, and those gyms are like walking into country clubs. Chris absolutely loves them. Insider tip: most locals don't even know about all the nice restaurants in Leesburg Virginia, it's not very far at all from Brambleton, about a 15-20 minute drive to downtown Leesburg with a lot more mom-and-pop style restaurants that Chris absolutely loves going to when he's by Ashburn or Brambleton. For date night, a lot of the locals go over to Himalayan Wildjack, that's a hugely popular restaurant.

What pools and trails does Brambleton have?

Brambleton has four different premium pools: Beacon Crest Pool with Olympic lap lanes, Legacy Park Pool with splash pad, Stratford Landing with zero entry and swim-up bar, and the brand new Brambleton Crossing Pool located at 42659 Ryan Road. That complex consists of a splash pad with dumping umbrella and buckets, beach entry area, bumper pool, eating area with grill, water basketball, slide, and a bath house, all kinds of different pool options with summer camps, programs, and activities. For walking, hiking, and running (which Chris is clearly not into), that's really huge in Brambleton. They have 18 miles of paved trails with expansions coming all the time, 23 fitness stations (seven brand new built in 2024), night running paths that light up, eBike charging hubs at half-mile intervals, and connection to Loudoun County trail system. The hidden trail that most people miss is Howland Hanson Park Loop, it's exactly 1 mile long with a really high rating on AllTrails website. Definitely check that one out. The playgrounds here are like something you would see outside Disney World or Kings Dominion, absolutely incredible quality.

Let me tell you how this area is going to absolutely keep growing and what's coming for 2026 is going to completely change Brambleton. Yes! The thing Chris likes about new construction is you can definitely go in, do your own design, and pick out your own choices. Definitely keep in mind though that a lot of times they will make you use their lender or title company, that's not the end of the world, and a lot of times you can get a better deal buying resale, but most buyers love buying new homes. Here's a builder incentive Chris wants to tell you about that you're going to see a lot of builders not even advertise, but he can probably get it for you: a 2-1 buydown from a builder where Year 1 you'd have 4% interest rate, Year 2 you'd have 5%, then Year 3 you'd go to current interest rate (hoping by that time rates are back down to 5% range). That's something Chris can help negotiate for you.

What should I know about buying in Brambleton?

There's really not a bad area or bad street in Brambleton. What Chris usually tells people is go for the nicer lot, if it's townhomes, look for the end-unit, or a single-family one with a nice lot that you can back up to trees or with good fencing, especially because Brambleton is going to be a really walkable neighborhood. He'd definitely try to be close to the trails as well. A lot of the people Chris has sold homes to in Brambleton said they pretty much plan to walk around everywhere in the neighborhood. The community has 24,395 residents with a lot of younger families, very professional demographic with that $250K median household income. There are all kinds of neighborhood associations, local committees, volunteer programs, and tons of things to do. Insider tip: if you're moving to Brambleton or live there, definitely check out the Facebook groups "Brambleton Neighbors" or "Brambleton Moms", that's where you can find out a lot of cool information about what's going on.
