Potomac Shores is a 1,920-acre master-planned community right next to Woodbridge. It runs along close to 2 miles of Potomac River shoreline and sits about 30 miles from Washington D.C. The master developer is Biddle Real Estate Ventures (BREV), a New York-based firm overseeing the entire buildout, residential, commercial, retail, and public infrastructure, as one integrated build. The VRE Station and Town Center: The Real Value Driver

This is where the community gets really interesting from a real estate standpoint. There's a train station coming to Potomac Shores, and a big chunk of it is already being built. (4:36)

The Potomac Shores VRE station on the Fredericksburg line is the most anticipated infrastructure inside the community. Once it's running, residents can commute directly into Washington D.C. without ever getting on the dreaded I-95. (4:44) The Station House building connects directly to the future VRE platform via a dedicated pedestrian pass-through, with an anchor restaurant on the second floor and Potomac River views.

If you watched what happened to property values around Manassas when major infrastructure came in, this is the same kind of shift. Same logic as buying near a Metro stop before the line opens. Getting in before the station opens is the move. (5:12)

The Numbers on the VRE Project

This is where Potomac Shores starts to separate itself from other Northern Virginia communities, the town center. This isn't a couple shops or a small strip center. This is being built as a true walkable downtown with restaurants, retail, and entertainment right in the middle of the neighborhood. The vision is that you can live here and actually have a lifestyle: grab dinner, meet friends, go for a walk, all without getting in your car. (22:36)

The Station House retail building and Central Park entrance were both completed in October 2025, adding a pedestrian hub directly connecting to the future VRE station. From a real estate standpoint, this is the kind of thing I pay close attention to. Stanley Martin's two new sections sit at very different price points and ownership structures, and the difference shows up on your monthly statement every single month, not just at closing. (6:34)

Riverbluff Overlook (Condo Ownership)

You own the interior. The exterior is maintained collectively. (6:51) For buyers who travel a lot, want a lock-and-leave lifestyle, or first-time buyers, this structure is convenient because exterior upkeep is off your plate entirely. Upper-level units come with Potomac River water views and an optional rooftop terrace add-on. (6:58)

Riverbluff Heights (Fee-Simple Townhomes)

Four-level townhomes where you own the lot and the structure. HOA fees are lower, but you're responsible for exterior maintenance. (7:13) Every Riverbluff Heights home comes with a two-car garage and full driveway on the ground level, a flex space on the lower level, and open-concept main-level living. The rooftop terrace at Riverbluff Heights is standard on every home, not an upgrade. (7:32)

Riverbluff Overlook: The Tessa and the Julianne

Riverbluff Overlook is priced starting around the upper $400s. Homes range from about 1,570 to 2,430 sq ft across two floor plans, two to three bedrooms and 2.5 baths, with a balcony standard on every home. The sales office is at 17802 Southern Shores Drive in Dumfries. Hours are usually Monday-Saturday 10 AM to 5 PM, Sunday 12 to 5. (7:48)

The Tessa

Genuinely different from anything else in the community and from most of what you'll find in Northern Virginia at this price point. (8:25) A 2-3 bedroom lower-level condo. Before you hear "condo" and tune out, the way this thing is laid out, it does not feel like a condo. It feels like a more open home space.

Starting from the bottom: you've got a one-car rear-load garage with built-in storage areas. (8:48) Bikes, golf clubs, camping gear, tools, all organized and out of sight. You walk straight from the garage into the home. No scraping windshields, no getting soaked walking from a parking lot. That's convenience that adds up every single day. (9:18)

The main level is open and inviting, family room flows directly into the breakfast area and right into the kitchen. No walls cutting things up. You can cook and still be part of the conversation. (9:35) Upstairs you get a guest bedroom (solid size, great for visitors or a home office) and a primary suite with a private bathroom and two walk-in closets. Completely different vibe. If the Tessa is the smart, efficient starter, the Julianne is the place where you walk in and say, "this is a full-on home." (11:31) An upper-level townhouse-style condo at 2,432 sq ft, three bedrooms, 2.5 baths. When you're talking about a condo at that square footage in a riverfront community 30 miles from Washington D.C., that is a serious amount of space.

The main level is wide open. Kitchen, dining, and family room all connected in one seamless flow. The gourmet kitchen is the centerpiece, actually built for cooking, not just reheating takeout. Right off the main level you've got a covered balcony for morning coffee or evening decompression. (12:20)

Riverbluff Heights: The Delilah and the Lachlan

Riverbluff Heights starts around the mid-$600s, with quick move-in homes currently listed from the mid-$600s up to the low $800s. Square footage runs about 2,150 to 2,700 sq ft. Three bedrooms, up to four baths, two floor plans including a third-floor loft option. The sales office is at 1755 Dunnington Place in Dumfries. (14:30)

The Delilah

Not a condo, a full town home. Different ownership structure, different feel, honestly for a different buyer. (15:10) 2,150 sq ft on all four levels, and every single one of them is doing something.

Lower level: versatile flex space that can be whatever you need, home office with a door that closes, playroom, guest suite, gym, media room. Most townhomes give you a cramped entryway and maybe a half bath; this gives you a whole usable room. Plus the two-car garage and full driveway. (15:33)
