  • Walkable downtown: You can live here, come to the downtown area, walk around local shops and restaurants without really having to leave. Something you're not going to get a lot in Northern Virginia, where you definitely have to drive to different places.
  • Family-friendly events: Gazebo concerts during weekends, Trunk or Treat for Halloween, Christmas light walk, and holiday events. Taylor and her husband come down with their kid a lot to support local businesses.
  • Moving from Manassas: Taylor moved for a slower pace, traffic really bad in Manassas, as everybody knows, wanted an Old Town feel and definitely got that here. Home prices are a lot better. Her husband works in the Manassas/Gainesville area, and commuting isn't an issue.
  • Job market: A lot of people work remotely or travel to Amazon data centers both ways. The Winchester area has a growing job market with the FBI, Amazon coming. Internet works amazingly, you'd think it'd be bad because mountains, but everybody gets great internet.
  • Outdoor recreation: 8 minutes (not even less than that) from downtown to Skyline Drive. Hiking is really popular around here. One of Chris's realtors lives here and said the traffic is bad just for one or two Saturdays.
  • New construction areas: Lots of new construction going up in Linden, all single-family split foyers, really beautiful, closer to cities and right off I-66. Also building some new homes about 5 minutes from downtown Front Royal.

Front Royal is about 45 minutes from Northern Virginia, with a good 30 minutes to Haymarket/Gainesville area. It's right off I-66, literally 1 mile away from the interstate, which is a great location. If you're worried about the commute, it really isn't an issue. Taylor (local realtor on Chris's team) moved from Manassas and her husband works in the Manassas/Gainesville area without problems. You can just get on I-66 one mile away, go that direction, and you get into Haymarket and Gainesville. Winchester is another 25-30 minutes from Front Royal, if you're considering another small town, definitely consider Winchester as well as it's another amazing place. The commute is manageable, especially with remote work options, and many people travel both ways to Amazon data centers or other Northern Virginia jobs. For $300K-$400K in savings on a house, 45 minutes is not that bad of a commute.

What's downtown Front Royal like?

Downtown Front Royal is absolutely beautiful, really family-friendly with a lot of local shops, restaurants, arcades, candy stores, and local businesses you can support. You can see the fall leaves falling and all the old school shops give it great character. The Gazebo area in downtown is really nice, they have concerts during weekends and all kinds of events for holidays like Trunk or Treats, Christmas stuff, and Christmas light walk. Taylor and her husband come down with their kid a lot because they like to walk around. You can live here, come to the downtown area, walk around going to local shops and restaurants without really having to leave the area, something you're not going to get a lot in Northern Virginia, where you definitely have to drive to different places. It has that Old Town feel that people are looking for when they move from busier areas like Manassas. The downtown creates a slower pace compared to the traffic and congestion of Northern Virginia.

What types of homes can you find in Front Royal?

There's a lot of single-family homes in Front Royal, you know in the cities you find a lot of townhomes and condos, but here you're going to find a lot more houses that you can afford out here. A lot of them are older so they have that uniqueness to them, 60s, 70s, 80s builds that are just absolutely gorgeous. You're also going to find a lot more land with each house, which is nice especially if you got kids or dogs. There are Colonials and other house styles throughout the area. New construction is going up in Linden, all single-family split foyers that are really beautiful, closer to cities and right off I-66. They're also building some new homes in areas about 5 minutes from downtown Front Royal. The builders offer houses around $500K brand new with 3-level homes and unfinished basements. The variety gives you options whether you want historic character with more land or brand new construction closer to the highway.

What's the job market like in Front Royal?

A lot of people work remote or they work in Amazon data centers and travel both ways, the commute is really not an issue. Chris just had two buyers where one's going to be working remotely and the other one's going to be commuting into Northern Virginia to a data center. Winchester is another area that's growing in the job market too, there's an FBI thing coming around there as well as Amazon. The internet and all that work pretty well out here even though we're near the mountains. It's amazing, really not that bad, you'd think it would be bad because of the mountains but everybody gets great internet. Many people moved from Manassas and other Northern Virginia areas specifically because they can work remotely or handle the commute easily. The slower pace and less traffic make it attractive for those who don't need to be in the office daily. Winchester (25-30 minutes away) also provides additional employment opportunities with its growing market.

Why are people moving to Front Royal from Manassas?

It's just a slower pace out here, the traffic in Manassas is really bad as everybody knows, and there's just a lot of people. Taylor and her husband wanted kind of an Old Town feel and they definitely got that here in Front Royal. The home prices were also a lot better, which was a major factor. You're saving $300K-$400K compared to Northern Virginia prices. Her husband works in the Manassas/Gainesville area and the commute from Front Royal isn't an issue. Front Royal is right off I-66 with a great location, about 45 minutes total, good 30 minutes to Haymarket/Gainesville area specifically. If you're worried about the commute, it really doesn't need to be an issue especially with remote work becoming more common. The combination of slower pace, less traffic, walkable downtown with local character, better home prices, and manageable commute makes Front Royal very attractive to people leaving the congestion of Manassas and Northern Virginia.

What's there to do near Front Royal?

The cool thing about the mountains around here is you're literally 20-30 minutes away from Skyline Drive, actually, it's probably like 8 minutes from downtown Front Royal, not even less than that. Skyline Drive is a really popular area if you're not familiar. One of Chris's realtors lives out here and said the traffic was bad just for like one or two Saturdays during peak season, but hiking and all that is really popular. There are also Luray Caverns and wineries nearby that draw visitors. Front Royal has a good second home market. There are some Airbnbs out here (you definitely just got to check the different laws), but there are a lot of people that will come from DC, Potomac, Maryland, obviously due to all the Luray Caverns, the wineries, all the things to do. Downtown has the Gazebo area with concerts during weekends and all kinds of events for holidays. The outdoor recreation combined with the charming downtown makes it attractive both for residents and as a second home/vacation rental market.

What's Linden and do I need a 4x4?

There's a lot of new construction going up in Linden, all single-family homes like split foyers that are really beautiful. They're actually building some new homes in this area as well which is about 5 minutes from downtown Front Royal. The houses Chris's buyers purchased in Linden were like $500K brand new, 3-level with unfinished basement. Linden is closer to Northern Virginia along I-66. The one thing to keep in mind: if you're going to Linden or some parts of Front Royal, you might need a 4x4 because some of these areas can get really mountainous. If you're not into snow or if you drive a Mustang or Ferrari, it's probably not the great spot. If you want to stay out here and you got a Tesla or something, you can come out towards the downtown area, but if you have an SUV or a truck it would be really great to live in Linden. It's closer to the cities and still right off of I-66, so you get the new construction benefits with good highway access, but the terrain requires appropriate vehicles for winter conditions.

Is Front Royal good for families?

You can walk around the downtown area, going to local shops and restaurants, without having to drive everywhere like you would in Northern Virginia. The old school shops, fall leaves, and community feel create that family-friendly environment people are looking for when they leave busier areas.
