The Prince William Board of County Supervisors approved two major residential developments in the Brentsville District Tuesday, adding more than 700 housing units to the Vint Hill Road corridor — with last-minute proffer adjustments shaped by community pushback.

Why it matters: This is a significant addition to Prince William County's housing inventory along a corridor that's been quietly absorbing growth pressure for years. More supply in this pocket of the county means more options — and eventually more competition — for buyers in the Brentsville and Gainesville markets.

The projects: Both were brought forward by JR Real Estate Group.

  • Greenhaven at Broad Run — Rezoning of ~120 acres (from A-1 agricultural and RPC to PMR, planned mixed residential) for 415 units: 181 single-family detached, 102 duplex attached, and 132 townhomes. The site includes 40% open space, exceeding the 30% PMR requirement, plus a splash pad, clubhouse, nature trails, and community gardens.
  • The Village at Broad Run — Rezoning of 110 acres (A-1 to PMR) for 290 residences, with a proffer of $5,000 per unit directed toward local schools.

The vote: 7-1. Gainesville District Supervisor George Stewart was the lone dissent.

What changed at the last minute: Community concerns drove late-stage proffer tweaks. Neighbors flagged the need for expanded buffering along the Silas Drive community and called for traffic calming at the Owls Nest Road/Silas Drive intersection. On the amenity side, one playground at Greenhaven was eliminated in favor of enlarging the central playground within the nature park — keeping the splash pad, clubhouse, trails, and community gardens intact.

What they're saying: "I think the big thing that you heard tonight was the community was supportive," JR Real Estate managing partner Saif Rahman told InsideNoVa after the vote. He credited the developer's engagement with the district supervisor, neighboring developers, and residents as key to building support.

What to watch: With 705 total units now approved along Vint Hill Road, buyers and investors tracking the Brentsville corridor should expect this area to move. Infrastructure and school capacity will be the story to follow as these projects develop.

My take: I've been watching the Vint Hill Road corridor for a while. This is the kind of pipeline addition that doesn't move the needle overnight, but it signals where Prince William's growth edge is heading. Buyers priced out of Haymarket and Gainesville should keep an eye on Brentsville — it's coming.
