Manassas sits at the intersection of major energy and fiber infrastructure. The new research facility will be located at a Digital Realty campus near Nokesville Road and Prince William Parkway - a site that's quietly become one of the region's most important technology corridors. Digital Realty and other operators have been building massive campuses across Prince William County for years to serve the world's biggest cloud and AI companies.

NVIDIA's arrival takes it to a completely different level. This transforms the area from a data storage zone into an active AI innovation center. We're not just housing servers anymore - we're building the technology that will define the next decade of artificial intelligence.

The Aurora AI Factory: Opening 2026

Alongside the research center, NVIDIA announced the Aurora AI Factory - a separate 96-megawatt data center being built by Digital Realty on the same campus. Aurora is on track to go live in the first half of 2026, making it one of the most anticipated tech facility openings in the region.

Housing demand will increase. More tech professionals moving into the area means more competition for homes. Prince William County's median home price is around $585,000, with Gainesville and Haymarket averaging closer to $751,000. Those numbers are going to keep climbing as employment density increases.

Infrastructure investment follows. Roads, utilities, broadband, and public services all expand when a company of NVIDIA's scale moves in. Dominion Energy and federal agencies are already partnering on power system modernization to support these facilities.

Tax revenue grows. This is the Loudoun County playbook. Loudoun got in early on data centers and their property tax rate is 0.805 per $100 assessed value - significantly lower than Fairfax's 1.14. Prince William County is following the same path.
