I've sold real estate in Northern Virginia for 22 years. I grew up here — literally in Lawnvale, a small community in western Prince William County off Catharpin Road — and I still live here today in Haymarket with my family. I've closed over $1 billion in transactions across every county in this region, and the single most expensive mistake I see relocation buyers make is treating Northern Virginia like one market.

It isn't.

It's five completely different real estate markets stitched together by highways, Metro lines, and the gravitational pull of Washington DC. Pick the right county for your lifestyle, commute, and budget and you'll love it here. Pick the wrong one and you'll be sitting in traffic on I-66 every morning wondering what went wrong.

Here's what I tell every client before they start touring homes.


The Region in 30 Seconds

Northern Virginia is home to 2.6 million residents — about 30% of Virginia's entire population — packed into roughly 1,340 square miles bordering Washington DC and Maryland. The economic engine is a combination of federal government, defense contracting, and one of the most dominant tech sectors in the country. Northern Virginia's 250 data centers handle approximately 70% of the world's internet traffic. Amazon HQ2 is planting 25,000 jobs in Arlington. Google has committed $9 billion in Virginia infrastructure through 2026.

The housing market reflects all of that. The median sold price across Northern Virginia sits at approximately $715,000, with only 1.3 months of inventory and homes selling in an average of 28 days. For context — a balanced market is 5 to 6 months of supply. We have 1.3. This is a demand-driven market built on real economic fundamentals, and it has outpaced national home sale growth — 9.5% locally versus 4% nationally — for good reason.

Now let's talk about where, specifically, you should be looking.


Fairfax County: The All-Around Performer

If you want the widest possible combination of school quality, housing variety, job access, and lifestyle amenities, Fairfax County is where you start. It's the largest county in Virginia, and it ranges from the urban energy of Tysons Corner and Reston to the classic, tree-lined suburbs of Vienna, Burke, and Oakton.

Eleven Fairfax County public schools rank in the national top 25. Thomas Jefferson High School for Science and Technology is the top-ranked high school in Virginia year after year. The Reston and Tysons corridors are where the majority of the region's tech employment is concentrated — and since the Silver Line Metro extension opened, both areas have become legitimately walkable destinations in their own right.

  • Median home price: approximately $717,000
  • Average days on market: ~30 days
  • Property tax rate: $1.14 per $100 assessed value

Best for: families who want options, tech professionals near the Dulles corridor, federal workers who need reliable beltway access.


Loudoun County: New Construction, Top Schools, and the Lowest Tax Rate in Northern Virginia

Loudoun County posted the highest price appreciation of any Northern Virginia county in 2025, and it's not hard to understand why. The Silver Line now runs all the way to Ashburn — connecting residents directly to Washington DC by rail for the first time ever. The Dulles Tech Quarter has the highest concentration of data centers on the planet. And master-planned communities like Brambleton, which has its own movie theater, town center, trail network, and pools, deliver a quality of new construction that draws families from across the country.

Here's the financial detail most buyers miss: Loudoun's property tax rate is $0.805 per $100 of assessed value — the lowest of any major Northern Virginia county. On an $800,000 home, that saves you approximately $2,680 per year compared to Fairfax County. The home prices are higher, but the carrying costs are more manageable than they look at first glance.

  • Average days on market: ~40 days
  • Property tax rate: $0.805 per $100 — lowest in Northern Virginia

Best for: families who want brand-new everything, tech workers in the Dulles corridor, buyers prioritizing Silver Line Metro access.

Prince William County: The Best Value — and Best Growth Story — in the Region

I grew up in Prince William County and I will put my credibility behind this statement: right now, in 2026, this is the most strategically undervalued county in the DMV for buyers who are paying attention.

Microsoft has made major land acquisitions in Gainesville. The Prince William Digital Gateway data center corridor is bringing billions in investment to the western part of the county. The county's median home price is approximately $585,000 — up 7% year-over-year — with Haymarket and Gainesville averaging closer to $751,000 and Woodbridge running around $468,000.

I live right nearby in Oak Valley off Catharpin Road, so I know these neighborhoods at the street level. Heritage Hunt in Gainesville — a 750-acre gated active adult community with a championship golf course, two clubhouses, and one of the most active social calendars I've ever seen in a residential community — is where I've sent more family members than I can count. Dominion Valley has been named Virginia's best golf course community for 2024. And for first-time buyers, the Woodbridge and Manassas corridors offer the most accessible price points in the region with a growth trajectory that makes the math work.

Best for: first-time buyers, families who want space, active adults, investors watching the data center corridor.


Arlington and Alexandria: Urban Northern Virginia at Its Best

Arlington borders Washington DC directly — Reagan National Airport is right there, the Lincoln Memorial is visible from Rosslyn, and Amazon HQ2 is actively reshaping Pentagon City and Crystal City. If you want to live car-free, walk to the Metro, and be at a world-class restaurant in four minutes, Arlington delivers that better than anywhere else in Northern Virginia. The tradeoff is real: single-family homes averaged approximately $1.8 million in January 2026, up 10% year-over-year, and parking is genuinely brutal.

Old Town Alexandria is a different proposition entirely. The cobblestone streets, the waterfront dining on King Street, the farmers market that has operated for over 260 years since George Washington's time — this is authenticity that no developer can replicate. The median home price sits around $705,000, up 10% year-over-year, and homes move in approximately 36 days — among the fastest pace in all of Virginia.

Both markets reward buyers who move quickly and understand what they're paying for: location, character, and proximity that simply cannot be built from scratch.


The Commute Conversation Nobody Wants to Have

I'll be direct: Northern Virginia traffic is some of the worst in the United States. Average commute times range from 15 minutes if you're near Metro and your job is Metro-accessible, to 50 minutes or more driving against traffic on I-95, I-66, or the Beltway.

Your housing decision in Northern Virginia is, more than anything else, a commute decision. Before you make an offer on any home here, I want you to drive that route at 7:30am on a Tuesday. That experience should inform your decision more than the kitchen countertops.

The tools that help: the Silver Line Metro (Ashburn through Tysons to DC), the VRE commuter rail serving Prince William County and Manassas at roughly $350/month, HOV express lanes on I-66 and I-495, and commuter lots throughout the region. Two world-class airports — Reagan National and Washington Dulles — handled a combined 50+ million passengers in 2023, which matters significantly for frequent travelers and property values alike.

For buyers coming from Fauquier County — where my Marshall office is located — Route 66 west of the Beltway moves well during off-peak hours, and the Warrenton and Marshall corridors have become increasingly attractive to hybrid workers who don't need to commute daily.


What the Market Means for You Right Now

Sellers are in an advantageous position. But pricing accurately from day one and marketing aggressively still separates homes that close at or above asking from homes that sit. I bring professional staging, drone photography, and a YouTube platform with 32 million views to every listing — because in a competitive market, presentation is not optional.

Buyers need to be sharp, pre-approved, and working with someone who knows how to negotiate on home inspection, radon, appraisal contingencies, and seller credits.
