"All right Taylor so obviously now we're like in a downtown area. Tell me a little bit about this downtown Front Royal area here. Yeah so it's really family-friendly. My husband and I come down here with our kid a lot. We like to walk around because there's a lot of local shops, restaurants, some arcades, candy stores, just a lot of local businesses that you can support. We also have the Gazebo area in the downtown which is really nice. They have concerts during the weekend, all kinds of events for holidays like Trunk or Treats, stuff for Christmas, Christmas light walk. It's really great." (0:30)

Yeah so you could like live here, come to the downtown area, not really have to leave the area and then you're walking around going to local shops, restaurants and all that which you're not going to get a lot in Northern Virginia. Definitely going to have to drive a lot of different places. So cool. "All right so as we're walking around here in downtown Front Royal it's absolutely beautiful. You can see like the fall leaves falling and all that. I love all the like old school shops. But you were telling me before you and your husband moved from Manassas so what made you guys move out here?" (1:30)
Moving to Front Royal from Manassas
"Yeah so it's just a slower pace out here. You know the traffic is really bad there as everybody knows and there's just a lot of people so we wanted kind of like an Old Town feel and we definitely got that here and also the home prices were a lot better. So yeah like location-wise like where, like how far is Front Royal from like Northern Virginia? Yeah so I'd say about 45 minutes, a good 30 minutes to Haymarket, Gainesville area. So and it's right off of I-66, it's a great location. So if you're worried about the commute I don't think it would really be an issue. My husband works in Manassas, Gainesville area." (1:38)
"And that's like you can just get on like literally one mile away on I-66, go up that way and then you get into Haymarket and Gainesville. Then another big town that's near here that we've showcased a lot is Winchester. We, what would you say that's like 30 away, 20 minutes away? Yep, 25, 30 minutes. Yeah so if you were considering like another small town, I definitely would consider Winchester as well. That's another amazing place. Let's keep talking a little bit more about Front Royal and show them what it's all about." (2:18)
Job Market in Front Royal
"Yeah all right so I want to talk about the job market a little bit here. So the two buyers that I sold houses to, one's going to be working remotely, the other one's going to be commuting into Northern Virginia to a data center. So what have you seen? Is that something similar that you see for like the neighbors and the community here? Oh yeah a lot, a lot of people work remote or they work in like Amazon data centers and they travel both ways and the commute is really not an issue." (2:52)
"And like Winchester is another area that's like growing in the job market too right? Like I know there's like an FBI thing coming around there as well. Amazon, yeah. Yeah and then like the internet and all that works pretty well out here. We're not that far. It's amazing, it's really not that bad. You'd think it would be bad because of the mountains but everybody gets great internet. Yeah the cool thing about the mountains that I love out here is like you're literally what like 20, 30 minutes away from Skyline Drive. Yeah no no even less than that, it's probably like 8 minutes from here. Oh well yes, Skyline Drive which if you're not familiar, really popular area. I know one of my other realtors lives out here and he was like saying the traffic was bad just for like one or two Saturdays but hiking and all that is really popular around here as well." (3:14)
"But really good job market just in the Northern Virginia area. Definitely a slower pace though around here for sure. But I think the biggest reason people move out here is going to be the housing prices so let's talk about that." (3:53)
Housing Market in Front Royal
"All right so my favorite subject is obviously real estate. If you're thinking about buying or selling a home, definitely hit me up at the number below. And if you want to buy a home out here in Front Royal I want to put Taylor's email in the description and she also knows other parts of Virginia as well if you didn't want to work with me for some unknown reason. But Taylor like tell me a little bit about the real estate out here. So like what's the average sales price? About $450,000. So $450,000. So when you're talking like Northern Virginia some of these areas are $700,000, $800,000 so actually commuting for 45 minutes is not that bad for $300,000 off a house. What like I'm looking around this neighborhood, you've obviously got some type of like colonials. Tell me a little bit more about the house styles like what type of houses are out here?" (4:12)
"Yeah so there is a lot of single-family homes because you know in the cities you find a lot of townhomes and condos but here you're going to find a lot more houses which you can afford out here. So and a lot of them are older so they have that uniqueness to them, you know, 60s, 70s, 80s build. And they're just absolutely gorgeous. You're also going to find a lot more land with each house which I think is nice especially if you got kids, dogs. So it's a really great market for them." (4:48)
"Yeah for sure. You were telling me like even the two people that I just sold, they bought new construction and you said kind of like more like a little bit closer into Northern Virginia along I-66 there's some new construction out there as well and you mentioned like Linden. Tell me a little bit about those areas. Yeah so there's a lot of new construction going up in Linden, all single-family homes like a split foyer. But yeah they're really beautiful. They're actually building some new homes in this area which is about 5 minutes from downtown Front Royal. So yeah there's a lot of new construction." (5:16)
"Yeah and like the builder that my people bought from I think the houses were like $500,000 brand new, three level, unfinished basement. The other thing and then the one thing I will tell you to keep in mind: if you're going in like Linden or some parts of Front Royal you might need a 4x4 because some of these areas can get really like mountainous. And so like you know if you're not into snow or if you drive a Mustang or Ferrari probably not the great spot. Am I right on that part? Yeah definitely. I mean if you want to stay out here and you got like a Tesla or something you can come out towards like the downtown area but if you have an SUV or a truck it would be really great to live in Linden. It's closer to the cities and still right off of I-66." (5:44)
"Yeah and definitely. Yeah and the cool thing about this area right here like I said, this is also a good second home market. So there is some Airbnbs out here. You definitely just got to check the different laws but there's a lot of people that will come from DC, Potomac, Maryland obviously due to all like the Luray Caverns, the wineries, all the things to do out here.
