Fairfax is the heart of Northern Virginia. From top schools to George Mason to some of the strongest neighborhoods in the area, I’ll show you why families and investors keep moving here.

Spring finally showed up — and so did sellers, buyers, and some numbers that tell a very different story depending on which county you're watching.

I'm Chris Colgan, Northern Virginia realtor and founder of Real Nova Network. Every month I pull the Bright MLS data across the counties I've worked in my entire career — Fairfax, Arlington, Loudoun, Prince William, Fauquier, Alexandria, and beyond — and translate what it actually means for people buying, selling, and living here. April 2026 had some genuinely interesting crosscurrents worth unpacking.

The headline: the D.C. metro market is healing faster than the headlines suggest, but it is not healing evenly. Some counties are in outright seller's market territory. Others are quietly giving buyers…

Northern Virginia locals might have noticed that some for-sale houses in the area sit on the market for what feels like ages, whereas others are sold in a flash. At first, it might seem like a pricing issue. Yet, contradictorily, I’ve seen places set at a reasonable price linger far too long on the property market, while overpriced houses receive multiple offers in a mere handful of days.

With my decades of experience helping folks in Northern Virginia’s real estate sector, I want to tell you the real reasons behind this strange phenomenon. If you’re thinking of selling your home, this insight might save you a few months of market frustration.

If you've been watching the Northern Virginia housing market and wondering whether things are starting to shift — the answer is yes. But it's not a collapse. It's a recalibration. And the numbers are telling a story that most people haven't heard yet.

I jumped on live recently to walk through the latest Bright MLS data county by county, and honestly, some of it surprised even me. I know these markets intimately — I grew up in Prince William County, I live here now, and I cover every corner of Northern Virginia through my YouTube channel and newsletter. And what I'm seeing right now is a clear split between the core Northern Virginia markets and the outer areas — and if you're buying or selling, you need to understand which side of that line you're on.

Spring 2026 is not a simple market. It's not the frenzy of 2021, it's not the slowdown some people predicted, and it's definitely not the same story in every county. After 22 years working real estate across Northern Virginia — from Haymarket to Fredericksburg, Marshall to Arlington — I've learned to read past the regional headlines and look at what's actually happening on the ground.

Here's what the March 2026 Bright MLS data is telling me, and what it means for you.

1. Buyers Came Back in March — But Rates Are Fighting Back

The activity numbers for March were genuinely encouraging. New pending sales across the Washington D.C. metro hit 5,213 — up 5.3% from a year ago and a 43.9% jump from February. Right here in the North Central Virginia…

The market has shifted. The neighborhoods buyers were fighting over in 2021 and 2022 are now seeing price cuts, longer days on market, and a steady stream of buyers looking elsewhere. But here's the thing — most of them aren't leaving Northern Virginia. They're just choosing a different part of it.

After closing thousands of transactions across the DMV, I've watched this shift build for over a year. What's happening right now is one of the more interesting market resets I've seen in 22 years of selling real estate in this region.

The big picture: This isn't a crash. It's a correction in the specific areas that got most expensive during the 2020–2022 run-up — and buyers are responding rationally to a math problem that no longer adds up.

I've sold real estate in Northern Virginia for 22 years. I grew up here — literally in Lawnvale, a small community in western Prince William County off Catharpin Road — and I still live here today in Haymarket with my family. I've closed over $1 billion in transactions across every county in this region, and the single most expensive mistake I see relocation buyers make is treating Northern Virginia like one market.

It isn't.

It's five completely different real estate markets stitched together by highways, Metro lines, and the gravitational pull of Washington DC. Pick the right county for your lifestyle, commute, and budget and you'll love it here. Pick the wrong one and you'll be sitting in traffic on I-66 every morning wondering what went wrong.

I’m sure you’re wondering what makes an urban legend good. Well, it’s definitely not historical accuracy or true fact. What makes the greatest urban legends is the amount of extremity. Northern Virginia’s local myths are terrific because they’re out-there; they’re hilariously inventive and so obviously wrong. But, at the end of the day, these folklore tidbits really show just how creative (and sometimes dark) Northern Virginians can be. All in all, folklore like this is a testament to how much us silly humans want to resolve any local unknowns.

If you are trying to navigate the Northern Virginia housing market right now, you might feel like you are getting mixed signals. Some people will tell you homes are flying off the market in days, while others complain that nothing is selling.

As a local expert—I'm Chris Colgan with Real Broker, Powered by Place, and I’ve been selling homes here for over 20 years—I can tell you exactly why this is happening. The Northern Virginia real estate market has officially split in two.

Depending on the type of home you own or want to buy, and exactly where it is located, you are facing completely different realities. Here is the breakdown of what is actually happening on the ground and how to strategy your next move.

Tysons just landed another anchor. GRVTY, a Northern Virginia-based defense technology firm, is committing $8 million to build a brand-new headquarters in Tysons, with plans to add 200 positions across engineering, technology, science, and corporate operations. That's on top of the company's existing base of 1,000 employees already embedded in the D.C. suburbs.

Governor Abigail Spanberger backed the move publicly, citing the Commonwealth's concentration of technical talent and its unmatched proximity to government decision-makers. The state is contributing an $800,000 grant through the Commonwealth's Opportunity Fund, with additional support through the Virginia Jobs Investment Program for workforce training.

On its own, this is a significant…

Most people who move to Northern Virginia pick the wrong neighborhood. Not because they didn't research — they did. They Zillow'd obsessively, read the school ratings, watched the YouTube tours. They still got it wrong, because nobody told them that Northern Virginia isn't one market. It's six counties, a dozen distinct real estate submarkets, and about fifteen different versions of what "a good commute" means depending on where you're working and what time you leave the house.

I've been fixing that mistake for 18 years. I'm Chris Colgan — Northern Virginia native, founder of Real Nova Network, and the agent behind 32 million YouTube views on a channel built entirely around helping people understand this region before they commit to it. I grew up in…
