Buc-ee's is officially one step closer to opening its highly anticipated Stafford County location.
According to Business Journals, the Texas-based travel center chain has finalized the purchase of more than 35 acres along Interstate 95 near Exit 140 in Stafford County for $14.8 million, marking a major milestone for what will become the closest Buc-ee's to the Washington, D.C., and Northern Virginia region.
The purchase confirms that the project is moving from the planning phase toward development, even though the company has not yet announced a groundbreaking or opening date.
What We Know So Far
The future Buc-ee's will sit just west of I-95 near Embrey Mill Town Center, immediately north of Courthouse Road. The location was selected to serve one of the busiest travel corridors on the East Coast, making it an ideal stop for travelers heading between Washington, Richmond, and beyond.
Plans for the Stafford location include:
- A 74,000-square-foot convenience store
- 120 fuel pumps
- 24 electric vehicle charging stations
- Approximately 830 parking spaces
- Five site access points to improve traffic flow
The Stafford County Board of Supervisors approved the rezoning and conditional use permit for the project in late May following years of planning and public discussion.
A Major Economic Boost for Stafford County
Beyond becoming a destination for road-trippers, county officials expect the project to provide meaningful economic benefits.
Current estimates include:
- Around 200 new jobs
- Approximately $1.9 million in annual tax revenue
- Significant infrastructure improvements around the site
As part of the development agreement, Buc-ee's has committed to roadway upgrades, including additional turn lanes, new traffic signals, and improvements designed to reduce congestion around the interchange.

Why Buc-ee's Has Such a Loyal Following
If you've never visited one before, Buc-ee's is much more than a gas station.
The Texas company has built a national following by combining a massive convenience store with fresh food, extensive shopping, and spotless facilities.
Fans often stop for:
- Fresh barbecue sandwiches
- Homemade fudge
- Kolaches
- Its famous wall of beef jerky
- Beaver Nuggets, the chain's signature caramel-coated corn snack
- Buc-ee's branded merchandise
With more than 50 locations across the southern United States, each new opening has become something of a regional event.
The Closest Buc-ee's Yet to Northern Virginia
Once completed, the Stafford location will become the closest Buc-ee's to the Washington metropolitan area.
It will also be the company's third Virginia location, joining:
- Harrisonburg, which opened in 2025
- A planned location in New Kent County east of Richmond
For many Northern Virginia residents, the Stafford location could reduce what was previously a several-hour drive to experience the popular travel center.
When Will It Open?
While the land purchase officially moves the project forward, Buc-ee's has not announced a construction timeline.
That means there is currently no confirmed groundbreaking date or expected opening date.
Still, with the land acquisition complete and local approvals already secured, this represents one of the biggest milestones for the project since it was first proposed more than two years ago.
For thousands of Buc-ee's fans across Northern Virginia, it's another sign that one of the country's most recognizable travel destinations is getting closer to becoming a reality.
