"Right now I am standing in the Briar neighborhood. This is one of the biggest, if not the biggest, master-planned communities in all of Prince William County. I got to tell you, I absolutely love this area. Briar has over 11 swimming pools. They got soccer fields, they got baseball fields, they got tennis courts, basketball courts. There are all kinds of things for kids and families to do here. One of the things I really love about this community is that all of the elementary schools are literally built right inside the neighborhood. So your kids can walk to school, which is amazing." "The homes here range from townhomes starting around $350,000 all the way up to single-family homes that can go for $800,000, $900,000, even up to $1 million. There are several different builders here including Ryan Homes, NV Homes, and a few others. "Let's talk about the real estate market here in Bristow. Bristow's average sales price is around $650,000 to $700,000. Single-family homes go anywhere from $350,000 all the way up to $1 million. Townhomes can go anywhere from like $350,000 to $600,000. So plenty of price options here for buyers at different price points. The market here is pretty strong. "Let me talk about the location because this is one of the biggest selling points for Bristow. Bristow is literally one mile away from I-66. That is huge because you can get from here to Manassas in about 10 minutes, and then into Washington DC in about 35 to 40 minutes depending on traffic. You also have the Manassas VRE station, which is about 10 minutes away. So if you want to take the train into DC, that's a great option as well." (1:15)
"You're also close to Haymarket, which is a really cute little town with great restaurants and shopping. And then you've got Gainesville nearby as well. The location here really gives you the best of both worlds—you're close enough to DC and all the job opportunities there, but you're far enough out that you get more space, better prices, and a more suburban feel." "One of the big attractions here is Jiffy Lube Live. This is a massive concert venue right here in Bristow. We're talking about artists like Taylor Swift, Beyoncé, and all kinds of huge names that come through here. It's really cool to have a venue of this caliber right in your backyard. During the summer, you can walk or drive over here and catch a concert without having to go all the way into DC." (3:22)
"And then there's Two Silos Farm Brewery. This place is absolutely incredible. Two Silos Farm Brewery is the second most visited attraction in all of Virginia, which is absolutely insane. This is a huge family-friendly spot with food trucks, live music, and a really cool atmosphere. "Let's talk about schools because this is important for a lot of families. The elementary schools in Briar are built right inside the neighborhood, which means your kids can literally walk to school. That's a huge advantage. The schools here are part of the Prince William County school system, and they're pretty well regarded. You've got good test scores, good programs, and the community really supports the schools." (5:05)
"The community itself is very family-oriented. You'll see kids playing in the parks, families at the pools in the summer, and people walking around the neighborhoods. It's got that suburban community feel where people know their neighbors and look out for each other. That's something that a lot of buyers are looking for, especially if they're moving from more urban areas." (5:35)
Data Centers & Jobs
"One thing that's driving a lot of growth in this area is the data centers. There are tons of data centers being built in Prince William County and the surrounding areas. These data centers bring in really good jobs, and they bring in people who need places to live. A lot of these workers are choosing to live in Bristow because of the location and the value. You're seeing a lot of tech workers, government contractors, and people in related fields moving into this area." (6:15)
"The internet here is also really good. I know that might sound like a weird thing to mention, but when you're this close to all these data centers, you're getting really fast, really reliable internet service. That's important for people who work from home or run businesses out of their homes." (6:45)

What types of homes can you find in Bristow?
"I would say the average sales price you're looking in Bristo is going to be around 650,000 to 700,000. mainly like town homes with onecar garages and then single family homes with quarter acre lots or so." (2:25) "These town houses can be bigger than some of the single families that you will find for sale. It's actually quite unbelievable. "If I went right, I'm going to end up on 29 and that will connect me to 66 with all of the hot lanes, everything that you want. If you wanted to head into Washington DC." (1:38) "One of the most convenient things is you've got, like I said, 66 back that way, but down by the Manasses airport, there is going to be a VRE train and it's actually called the Bristo station. That's going to be a VRE that that's going to be like a Virginia Railway Express train that you can ride right into downtown DC, the Pentagon, other metro areas. A ton of people utilize that service." (4:14) "What about the jobs companies around here is going to be like Micron Technology. You also have the uh FAA over in Warrington. You've got Lockheed Martin. And then Manasses airport. There's a lot of upside by buying over here because the Manasses airport will eventually have um commercial flights probably in the next year or two. And so I think that's really going to make property values around here sore." (9:52)
What's special about Briar neighborhood?
"So to my left is going to be um Braar and that has a couple different sections. There's going to be about two um HOAs in there. But that one has got several different pools, community centers, like anything and everything that you could want in a neighborhood, that one Braar is going to have. Um, it's just pretty much got like all the amenities." (12:28) "One of my favorite houses styles is over here by this um Highland Village Gate for um Braar. It's like these carriage homes and then they have a twocar garage behind them, but you got some massive single families as well over here in Braar that can get upwards of a million dollars. I mean, I've sold some that have eight or nine bedrooms." (13:15) "This part of the area really reminds me of uh Celebration Florida at Disney. So, you can get one of those for like 550 to 650." (13:55) "This neighborhood's got to have several thousand um homes." (19:18) "I've sold I mean I don't even know probably a hundred homes over here in my um career." (19:06)
Is Bristow good for families?
"They actually have their own elementary school, which is going to be right here to my right, which is really common for Bristo. And this is going to be Bristol Run Elementary. And then they also have a high school called Patriot. And there's another high school in Gainesville called Gainesville High School as well." (5:30) "You can tell this neighborhood, look at these beautiful sidewalks that you can kind of just walk anywhere. Got the trails right over there's a pond to maybe do some fishing." (5:49) "They got a pool, tennis courts, all kinds of different things. You got people over here playing tennis. Pool's obviously closed for the winter, but beautiful clubhouse, really cool business center in there, place for your kids to put their bikes." (9:25) "This is Bray Meyer Swim Club right here cuz they actually have their own swim team. It looks like there's some kind of a wedding or something going on here eventually. But you can tell, look how beautiful this little swim club is. They've got it all decorated for Christmas." (18:28) "Your kids can do the the swim team and a lot of the uh swim contests are actually held at Kan High School. Um, named after my grandfather and Manasses." (18:44)
What entertainment and amenities are available?
"You have Jify Lube Live, the huge concert venue, and the zip code or the city there, the postal city is actually Bristo. So, it's kind of funny. Sometimes you'll go to like a big concert there and then the act will be like, 'Come on, Bristol. Let's get crazy.' But they don't really realize that Bristo isn't like New York City." (0:46) "Right over here to the left is going to be a huge lifetime fitness gym. That thing was like $130 million to make. Really, really popular gym. Um, we go there. They got an indoor pool, got outdoor pool that's almost like a Olympic size swimming pool." (3:22) "A really cool place. You got the Nova Live campus with two silos, the Farm Brewery, all kinds of different things to do over there. Proof Bar and Kitchen. Um that's a really cool spot. It's like the second most visited attraction um in all of Virginia." (10:17) "Right over here, this is a pretty cool shopping center. Um you've got like Safeway, AutoZone, like you know um basically uh pretty much anything and everything that you could want. Chinese restaurant, which you know, every place has that." (12:07)
What about the data centers in Bristow?
"You're going to see a lot of these data centers. They are just popping up everywhere and those are bringing a lot of jobs as well." (11:16) "These data centers have just bought so much of the land. So, it's like there's not much um building going on over here anymore. It's all pretty much data center land at this point." (11:54) "Yeah, you can see Rayar. It says they got a sign over there. It says protect Rayar. Say no to power lines. So, a lot of these data centers are coming in here. They're putting up huge um power towers, and that's something that you're going to want to think about." (14:33) "There is a ton of data center development. Now, the county swears up and down. This is going to make our taxes go down. I have not seen it yet happen, but we shall see. One of the things that stunk about it was Maryfield Garden Center just sold and they're a really popular garden center and they sold out to a data center company." (23:19)
What's Victory Lakes neighborhood like?
"I want to show you guys one more neighborhood. It's called Victory Lakes, which is one of my favorite neighborhoods in all of uh Northern Virginia ... This was probably built in like 2007, 2005, but they got a real this is a really beautiful neighborhood with huge houses. Also really large um town houses as well." (20:33) "Victory Lakes and they got a really cool unique um beautiful clubhouse that you can kind of see up here on my left and then you can see all the houses around here. They have their own elementary as well. There's plenty of new middle schools um in this area as well." (21:07) "Victory Lakes definitely is one of my favorite just cuz the houses are really unique. A lot of them were built by Miller and Smith. And Miller and Smith always did like kind of unique looking houses which I always um appreciated." (21:33) "And their town houses here. Some of them are four levels. Absolutely huge um town homes ... They've got a huge lake over here. Now, it's not something that you're going to take a jet ski on, right?" (21:48) "Some of these town homes as well, they got detached um garages behind them, which I think is uh really cool. Um that you can uh you know, so if you're a car lover like me, you can park your car." (22:15)
What's Kingsbrook neighborhood like?
"This one's going to be like built in like the early 2000s, late '9s. Mainly a mix of town homes and uh single family homes. Of course, they have a pool, community center, all kinds of different thing to do. They actually have their own elementary school." (5:16) "The one thing I like about Kingsbrook since it is a little bit older is some of the lots um can be a lot bigger than what you would usually get um in other neighborhoods. But the HOA here probably you got trash community um center, your pool, all of that kind of included. And I wouldn't think the HOA here is um pretty strict. My cousin actually lives in here um and he really loves this neighborhood. but he he talks highly of it um all the time." (6:38) "The funny thing is as we're driving around, a lot of these people have solar, which I didn't even realize so many town houses around here have solar." (8:19) "Right here, this is actually going to be the clubhouse for Kingsbrook if you guys wanted to see that. So, they got a pool, tennis courts, all kinds of different things ... beautiful clubhouse, really cool business center in there, place for your kids to put their bikes." (9:17)
How does Bristow compare to other Northern Virginia areas?

So, you can cut right up through the Sly Manor and go right into Manasses to the 201109 zip code area. Plenty of things to do there. Costco, shopping, jobs." (11:23) Bristow offers master-planned community living with mature trees, multiple pools, schools, and entertainment at prices $650K-$700K average with easy I-66 and VRE access to DC.
