According to the Washington Business Journal, Amazon Data Services has purchased Devlin Tech Park for a jaw-dropping $700 million, solidifying Northern Virginia as ground zero for the global data-center boom.

Why It Matters
This is one of the largest raw-land sales in U.S. history, rivaling deals like billionaire Stan Kroenke’s $725M Texas ranch purchase. It highlights just how valuable entitled land for data centers has become in Northern Virginia — even as backlash grows over noise, viewsheds, and energy use.
Prince William County’s “data center corridor” has gone from farmland to one of the most expensive tech frontiers on Earth.
The Local Story
Stanley Martin originally rezoned Devlin Tech Park for 516 homes back in 2020 — but pivoted to data centers in 2022 after the region’s overlay district expanded. The move sparked two years of public fights and lawsuits, ultimately upheld by Virginia courts this fall.
For residents, it’s a bittersweet milestone: a record-setting payday for the developer, but another sign that western Prince William is becoming the next data-center frontier — following Gainesville, Haymarket, and Manassas.

I grew up just minutes from here — and this is wild to see. What was once rural Bristow is now part of a multi-billion-dollar digital infrastructure wave. Like it or not, these data centers are reshaping the future of Northern Virginia real estate, utilities, and local politics.
