According to Data Center Dynamics, a 130-acre community in Loudoun County is in discussions to sell to a hyperscale data center developer. Here's what that means for the Northern Virginia real estate market.


Why it matters: Data Center Alley in Ashburn, Virginia already processes an estimated 70% of the world's internet traffic. If this deal closes, it would represent one of the most significant residential-to-data-center land conversions in the region's history — and it's happening in a ZIP code where I regularly help buyers and sellers.


The big picture:

Data Center Dynamics reported on March 20, 2026 that the Regency neighborhood in Ashburn — a community of approximately 150 homes located off Waxpool Road and Ashburn Village Boulevard — is in active discussions to sell its land to a data center developer, pending planning approval from Loudoun County.

The reported price: roughly $4.4 million per acre, pointing to a total transaction value in the neighborhood of $576 million for the 130-acre site.

That is not a typo.


What's planned for the site:

According to Data Center Dynamics, site plans suggest up to six data center buildings, each delivering approximately 72MW of capacity, for a combined campus total of 432MW. Power delivery to the site is projected to arrive in the mid-2030s.

The Regency HOA has reportedly established a separate LLC affiliate — Community Works, LLC — to manage negotiations and guide the project through the entitlement process before any sale is finalized. No formal applications have yet been submitted to Loudoun County, though DCD reports a filing could come later this year or in early 2027.


The players:

As DCD reported, one of the major U.S. cloud providers is expected to serve as the anchor tenant, working through a third-party data center developer that will hold the lease. Both the hyperscaler and the developer reportedly have significant existing footprints in the Ashburn area — though each has denied involvement when contacted directly.

The Regency community is surrounded by some of the heaviest hitters in the data center industry. DataBank and Sabey facilities sit to the north. Aligned is directly to the east. A Digital Realty campus anchors the south. A CloudHQ development is planned along the southeast side. Adding a 432MW campus to that cluster would make this already-dense corridor even more strategically critical on a global scale.

Zoom in — what this means for Ashburn real estate:

I've been selling Ashburn real estate for over 18 years. I've watched this corridor transform from farmland and residential subdivisions into one of the most valuable infrastructure corridors on the planet. Here's my honest read on what this deal signals for buyers, sellers, and anyone watching the Loudoun County market:

Land scarcity is accelerating. The Regency situation is not an isolated story. It reflects a broader structural reality: the appetite for data center land in Loudoun County now routinely exceeds what's available through conventional commercial or industrial channels. When hyperscalers and their developer partners run out of greenfield options, they look at what else is there. In this case, that means a 150-home neighborhood.

The $4.4 million per acre figure is a signal. For context, premium residential land in western Loudoun County typically transacts at a fraction of that number. The fact that data center demand is pricing land at figures that make a $576 million acquisition of a suburban neighborhood financially rational tells you everything you need to know about the supply-demand imbalance in this corridor.

Residents who accept this deal are likely life-changing beneficiaries. If the per-acre pricing reported by Data Center Dynamics is accurate, individual homeowners in Regency would be receiving a payout that dramatically exceeds current residential market value. For many homeowners, that's a generational financial event.

The broader Loudoun County housing market remains resilient. Deals like this don't depress housing prices across Loudoun County — if anything, they signal how deeply embedded the tech and data infrastructure economy is in this region, which continues to attract high-income workers who need housing.


Between the lines:

The entitlement process in Loudoun County is not fast or guaranteed. Loudoun County's planning and zoning processes for data center development have come under increasing scrutiny from residents, elected officials, and community groups concerned about the pace of industrial conversion in traditionally residential or rural areas. The county has also grappled with the visual, noise, and infrastructure impact of the data center build-out along the Waxpool Road and Shellhorn Road corridors for years.

What's different here is the scale of what's being proposed — and the fact that it's a functioning residential community, not a vacant parcel or former commercial site, at the center of the negotiation.


The bottom line:

As Data Center Dynamics notes, this deal is still in early stages. No application has been filed. The HOA is still running its process. The hyperscaler and developer haven't gone on record. But the fact that a 150-home neighborhood in the middle of the most data-center-dense real estate corridor in the world is even having this conversation tells you how serious the land pressure has become in northern Loudoun County.
