The Future of Northern Virginia: JW Marriott, Hollywood Secrets, and a Real Estate Market Shift
By Chris Colgan Founder, The Colgan Team | Real Nova Network
Northern Virginia is evolving faster than almost anywhere else on the East Coast. Whether it’s the skyline-changing developments in Rosslyn, the luxury hotel boom in Reston, or the shifting dynamics of our commercial real estate market, there is a lot happening right now that homeowners and investors need to know.
In this update, we are breaking down the opening of the first-ever JW Marriott in Virginia, revealing which Hollywood blockbusters were filmed in your backyard, and looking at the "Tale of Two Markets" emerging between Arlington and Reston.
Let’s get into it.
1. The JW Marriott Reston Station: A New Era for NoVA Luxury
If you have driven past Reston Station recently, you’ve seen it coming—but now it’s finally here. The JW Marriott at Reston Station has officially opened, and I was there for the grand opening. "Electric" doesn't even begin to cover it.
This isn’t just another hotel; it is a massive milestone for Fairfax County.
Why This Matters for Reston
This project was 15 years in the making. Chris Clemente, the CEO of Comstock, spoke about the massive public-private partnership with Fairfax County that made this possible. Their goal was to create a true walkable urban hub, and they absolutely nailed it.
-
The Vibe: When you walk in, you’re greeted by The Simon, a high-end restaurant, and the Char Bar, which serves a smoky cocktail that is an absolute showstopper.
-
The Residences: Located above the hotel are the new JW Marriott Residences. These are luxury condos that start around $1.4 million. I toured the units, and they offer incredible views of Tysons Corner and Reston Town Center.
-
Pro Tip: Yes, the price tag is high, but you are buying into a lifestyle. You have a private entrance, access to hotel amenities, and you are steps from the Silver Line Metro.
-
This development cements Reston Station as a destination, not just a transit stop. If you are an investor, keep your eye on the residential values within walking distance of this hub.
2. Northern Virginia’s Hidden Hollywood History
Did you know Northern Virginia is a secret backdrop for some of the biggest movies in history? We might not be Hollywood, but directors love filming here.
I broke down a few famous spots you might drive past every day without realizing they were on the big screen:
-
Silence of the Lambs: The intense opening training scenes weren't a set—they were filmed at the FBI Academy in Quantico.
-
National Treasure: One of my favorites! Nicolas Cage was running around the George Washington Masonic National Memorial in Alexandria and, of course, Mount Vernon.
-
Argo: Ben Affleck shot scenes at the McLean Cleaners in Chain Bridge, Dulles Airport, and even got rare access to the CIA Headquarters.
-
Transformers (Revenge of the Fallen): The Smithsonian Udvar-Hazy Center in Chantilly was used as the base for the Decepticons (Jetfire).
The "Fake" NoVA
Funny enough, sometimes movies say they are in NoVA when they clearly aren't. Homeland had a shootout in "Middleburg" that looked nothing like our horse country. Die Hard 2 is set at Dulles Airport, but Bruce Willis was actually filming on a soundstage in Los Angeles (and an airport in Denver).
3. The 2025 Holiday Market Guide
The holiday season is in full swing. If you are scrambling for gifts or just want to get the kids out of the house, here are the top spots you need to know about this month.
The Must-Visit Markets
-
Lucketts Holiday House: This is the "Instagrammable" dream. The Old Farmhouse transforms into a winter wonderland. It usually runs early (Nov 6–14), so mark your calendars early for next year if you missed it.
-
Mosaic Holiday Village: Happening December 14th & 15th. Over 60 local makers take over the Mosaic District. It’s great because you can grab dinner at one of the nearby restaurants after shopping.
-
McLean Holiday Arts & Crafts Festival: A classic spot for handmade gifts, running December 5th–7th.
-
Bull Run Festival of Lights (Centreville): This is my personal favorite—but a word of warning! We took my two-year-old and infant, and we ended up stuck in traffic while the kids cried.
-
Parent Tip: Bring an iPad or snacks if you go on a weekend night. The lights are amazing, but the line is real!
-
4. Market Watch: Arlington vs. Reston (The Commercial Real Estate Shift)
This is the most critical part of this update for investors. We are seeing a unique divergence in the Northern Virginia real estate market.
Arlington has some of the highest commercial prices ($44/sq ft in Rosslyn), but it also has alarmingly high vacancy rates.
-
Clarendon/Courthouse Vacancy: ~34%
-
Rosslyn Vacancy: ~27%
-
Ballston Vacancy: ~29%
Why Is This Happening?
Tenants are becoming incredibly picky. They want "Class A" premium space, or they are moving further west.
The Winner: Reston & Herndon
While Arlington struggles to fill office space, Reston and Herndon just posted their best performance in three years.
-
The Driver: Defense contractors and government spending. As military spending increases, contractors are snapping up office space along the Toll Road.
-
The "Flight to Quality": 75% of the leasing activity is for high-end Class A properties.
What This Means for Homebuyers: Real estate markets are ecosystems. If jobs are moving to Reston and Herndon (driven by defense spending), housing demand in those zip codes will remain rock solid. If Arlington’s commercial vacancy stays high, we might see a softening in the rental market or a conversion of old offices into more residential condos.
5. One Rosslyn: The Project That Will Change the Skyline
Speaking of Arlington, there is one massive bright spot on the horizon: One Rosslyn.
Developed by Penzance (the team behind The Highlands), this approved project is going to redefine the city.
-
The Scope: Three towers (23, 27, and 29 stories).
-
The Housing: 844 total units (73 luxury condos for sale, 772 rentals).
-
The "Wow" Factor: A 30,000-square-foot private landscaped terrace connecting the towers.
This isn't just an apartment complex; it's a resort. With amenities like a pet spa, co-working spaces, and EV charging, it’s designed for the modern hybrid worker.
My Take: Rosslyn has often felt like a place you just "pass through" on the Metro. Projects like One Rosslyn are turning it into a destination where people actually want to stay, live, and play.
