This is my breakdown of six DC neighborhoods matched to six different buyer types, from young professionals and tech workers to families and value hunters. If you're thinking about moving to DC, Northern Virginia, or anywhere in the DMV, this is where I'd look. (0:00)

1. H Street Corridor: The Growth Powerhouse

"This DC neighborhood is a growth powerhouse. It has actually seen a 93% price increase over the last 5 years, but I still think there's a lot more value yet to come." (0:29) H Street is the hot spot for young professionals in the 25-34 age range, with a 93 walk score and an entertainment scene that never stops.

The H Street Festival draws huge crowds with 14 different stages. The Atlas Center revival brought 50 bars and restaurants to the neighborhood. There are 18 independent theaters. "There's pretty much no shortage of entertainment." (0:54)

The RFK Stadium redevelopment is a major catalyst. "The federal government turned that land over back to DC so we should see that stadium be demolished in the next year or two." (1:15) A new Commanders stadium is expected, and the spillover demand is already pushing H Street values.

Pricing: "The median price here has soared to actually $1.2 million, which is 93% over the national average. There's 210 new condo units under construction right now. However, you can still find a fixer-upper in here for around $700,000." (1:22) "Row houses definitely dominate the market with an average cost of $1,100 per square foot." (1:47) About 14% of purchases are investors buying and fixing up properties.

2. NoMA/Union Market: DC's Silicon Valley

"Washington DC's answer to Silicon Valley. I'm talking about NoMA/Union Market." (1:57) The tech transformation here is staggering. "There's been 7,400 new apartments built over here. OpenAI is pretty much leading the way and accounts for 30% of the new jobs over in this neighborhood." (2:02)

The amenity package is strong: "40+ vendors at Union Market, a 12-story affordable housing project, the Metro Red Line which makes commuting definitely a breeze. You're only about 9 minutes away from the Capitol Hill area." (2:17)

"7,400 new apartments built since 2017, increasing housing by about 72%. The median rent in this neighborhood is going to be around $3,600 and the average one-bedroom condo is going to be about $585,000." (2:31)

3. Capitol Hill: History Meets Luxury

"Prices in here are actually up 8.5% year-over-year. Expect a good mix of row houses with an average price of around $1.2 million." (3:45)

5. Dupont Circle: DC's Most Walkable

"This is definitely DC's most walkable neighborhood. It has a 99 walk score. It has 17 restaurants and five bars within a 5-minute walk." (5:17) Dupont is the culture-and-nightlife pick, anchored by George Washington University and Embassy Row.

"Here's the big news: the median price actually just dipped about 5.4% to $495,000, creating a bunch of value. So you can actually buy in here pretty low." (5:50) Condos average about $577,000 (up 5% YoY) and one-bedroom rent is around $2,600.

"I go to some bars and restaurants in here and you can just pop in from bar to bar and you will see all kinds of different people. It's really cool just walking around there." (6:02)

6. Hill East: The Underrated Family Pick

"My most underrated neighborhood for families is going to be Hill East, offering Capitol-adjacent value with a strong sense of community." (6:16)

"This area is growing fast. 850 new mixed-use units approved. 20% will be affordable housing. It boasts a 92% homeownership rate and is just an 8-minute bike ride to Nationals Park." (6:25) "You also have Audi Field right down their way." (6:43)
