The Market Right Now: Strong Demand, More Competition
Across every county I cover, new listings surged in April. Fairfax County saw 1,517 new listings hit the market — up 25% from March. Loudoun County posted 666 new listings, also up 25%. Prince William, Arlington, and Alexandria all followed the same pattern.
That's not bad news. That's spring arriving. But it does mean one thing: buyers have options again, and your home needs to be priced right and presented sharply from day one.
The good news is that demand is keeping pace. New pendings in Fairfax were up 11.7% year-over-year. In Alexandria, pending contracts jumped 16.1% compared to April 2025. Prince William saw a 12.4% increase in year-to-date pendings compared to the same period last year. Buyers are engaged. The market isn't stalling — it's moving fast.
What Homes Are Actually Selling For
Let's talk price. Because this is what sellers want to know.
Fairfax County: Median sold price hit $806,064 in April — up 4% from a year ago and up 5% from March. Year-to-date median sits at $750,000.
Loudoun County: Median sold price held steady at $805,000, flat year-over-year. That's a healthy, stable number at the high end of the 5-year average of $761,690.
Prince William County: Median hit $600,000 — up 1.2% from April 2025 and up 4.1% year-to-date. This market has seen consistent appreciation, and for buyers priced out of Fairfax and Loudoun, Prince William remains one of the most active submarkets in the region.
Arlington County: The biggest year-over-year move in the region. Median sold price came in at $928,846 — up 14.7% from April 2025. That's not a typo. Arlington is on fire.
Alexandria City: Median sold price was $770,000, down slightly from April 2025's $790,000 but up 15.8% from March. The year-to-date median of $700,000 reflects the condo and townhome mix in the city pulling the average down, but detached homes in strong neighborhoods continue to perform well.

How Fast Are Homes Selling?
Fast. Very fast.
Average days on market across the region ranged from 16 days in Fairfax to 23 days in Alexandria. Loudoun and Prince William both came in at 17-18 days. Arlington was at 20 days.
If your home is sitting longer than that, something is off — either price, condition, or marketing. In a market where the average home goes under contract in two to three weeks, a listing that drags past 30 days loses credibility fast.
Are Sellers Still Getting Over Asking Price?
In most counties, yes — but the cushion has tightened compared to the peak years.
Fairfax homes sold at 101% of original list price. Loudoun came in at 100.6%. Prince William was 100.6%. Arlington was 100.2%. Alexandria was the only market where homes sold slightly below original list, at 99.5%.
The 5-year averages for all of these counties were higher — Fairfax used to average 102.4% of list, Loudoun 101.8%, Prince William 101.9%.
