Most people driving down Route 1 through Woodbridge have no idea what's sitting right off the highway. Nearly 2,000 acres. Two miles of Potomac River shoreline. A Jack Nicklaus Signature golf course. A VRE station under construction. And over 2,500 homes already sold.

Potomac Shores is not a concept. It's not a rendering on a sales office wall. It's a fully operational, phased master-planned community that's been building since 2014 — and it's at the point right now where the foundational infrastructure is done, the amenities are real, and the pieces that historically move property values are actively being built. I went out there recently with Stanley Martin Homes to walk through their two newest sections, and I want to give you the honest, ground-level read on what this community actually is — and what the opportunity looks like for buyers in 2026.

I'm Chris Colgan. I've been selling real estate in Northern Virginia for over 18 years, I've closed close to a billion dollars in transactions across this market, and I've watched dozens of communities come and go along this stretch of I-95. Potomac Shores is different. Let me explain why.


What Is Potomac Shores?

Potomac Shores is a nearly 2,000-acre master-planned community located directly adjacent to Woodbridge, accessed off I-95 Exit 152A via Route 234 onto Jefferson Davis Highway and River Heritage Boulevard. The community sits about 30 miles from Washington, D.C., and runs along approximately two miles of Potomac River shoreline.

The master developer is Biddle Real Estate Ventures, a New York-based firm overseeing the full vision — residential, commercial, retail, and public infrastructure — as one integrated build. That matters, because master-planned communities with a single guiding vision tend to hold together architecturally and strategically in ways that piecemeal development never does.

Active homebuilders currently operating inside the community include Stanley Martin Homes and Ryan Homes. Stanley Martin is one of the largest new construction builders on the East Coast, with over 40,000 homes built across 15 metro areas and the backing of the global Daiwa House Group. Their two sections at Potomac Shores — Riverbluff Overlook and Riverbluff Heights — are the focus of this piece.


The Amenity Package Is Already There

 

One of the questions I always get from buyers considering new construction in a developing community is: "When does everything actually open?" At Potomac Shores, that question has largely been answered. The resort-style amenities are built and operating now, not promised for some future phase.

The Jack Nicklaus Signature Golf Course is the only publicly accessible Nicklaus-designed course in the entire Washington, D.C. metro area. Golf Digest ranked it in the Top 10 Best New Courses in the country at opening, and it's appeared on Golfweek's Virginia rankings every year since 2016. The Tidewater Grill at the Golf Club is open to the public Tuesday through Sunday for lunch, dinner, and weekend brunch.

The Shores Club is a 13,000-square-foot recreation hub featuring three pools — a family pool, a kids' splash zone, and an eight-lane competition pool — plus a fitness barn with a movement studio, yoga, and strength classes, and a Social Barn with a demonstration kitchen used for events and cooking classes. Monthly HOA fees in the range of $180 to $200 cover full Shores Club access alongside gig-speed internet, trash pickup, and snow removal.

The Ali Krieger Sports Complex, named after the Dumfries-raised U.S. Women's National Soccer Team star, is a 30-acre public sports park with eight playing fields — two of them turf with lights — plus a baseball diamond and playground. It's open to all Prince William County residents.

The Canoe Club gives residents direct Potomac River access off a 100-foot pier for kayaking, paddleboarding, and small watercraft. When you're talking about a community this close to D.C. offering actual river access as a daily amenity, that's a differentiator that's hard to replicate.

The community also preserves 850-plus acres of open space — hardwood forests, wetlands, and stream corridors — with nearly ten miles of trails throughout.


The VRE Station: Why the Timing Matters Right Now

I want to spend real time on this because from a real estate standpoint, this is the most important factor for long-term value at Potomac Shores.

The Potomac Shores VRE station on the Fredericksburg Line is the most significant infrastructure project this community has going. Once it's operational, residents can commute directly into Washington, D.C. — through Woodbridge and Alexandria into Union Station — without touching I-95. For anyone who has sat on that highway during rush hour, you understand exactly what that's worth.

Here's where things stand right now: the VRE parking garage — a five-level, 370-space, 166,000-square-foot structure — was completed in September 2024 at a cost of around $24 million. The structure is already there. Platform construction is targeted to begin in 2026, with an expected station opening of late 2027. The Station House building, completed in October 2025, connects directly to the future VRE platform via a dedicated pedestrian pass-through and includes an anchor restaurant on the second floor with Potomac River views.

In the meantime, OmniRide bus routes 52, 53, 952, and 953 already serve the area from Route 234, with first departures as early as 4:44 AM.

For buyers working at or near Quantico Marine Corps Base, the Route 1 corridor puts you roughly 10.7 miles south — no highway required. That combination of D.C. rail access to the north and Quantico road access to the south makes Potomac Shores one of the most commute-flexible addresses in this entire stretch of Northern Virginia.

The analogy I keep coming back to is Manassas-area communities before commuter rail access matured. Buyers who got in before the infrastructure completed captured a meaningful portion of the value appreciation that followed. The window to get in before the Potomac Shores station opens is the next 12 to 18 months. That's a specific, finite opportunity.


The Town Center Vision

The VRE station and the Potomac Shores Town Center are being developed together — and that combination is exactly the kind of thing I watch closely when evaluating long-term equity in a community.

The Station House retail building and Central Park at the Town Center entrance were both completed and announced in October 2025. The broader vision is a true walkable downtown with restaurants, retail, and entertainment built into the center of the neighborhood — the kind of place where you can live and actually have a lifestyle without getting in your car.

When you see walkable retail paired with transit infrastructure in the same location, that's historically where values move the most over time. Both pieces are being built simultaneously here. A major grocery store has also been announced for the Route 1 and Route 234 intersection at the community entrance — the brand hasn't been formally confirmed pending zoning and lease finalization, but when that anchor lands, convenience in this corridor goes to a completely different level.


The Two Stanley Martin Sections

If you're looking at new construction inside Potomac Shores right now, Stanley Martin is one of the primary builders actively releasing inventory — across two distinct sections with very different ownership structures and price points. Riverbluff Overlook is condo ownership — you own the interior; the exterior is maintained collectively through the HOA. Homes range from approximately 1,570 to 2,430 square feet across two floor plans, with two to three bedrooms and 2.5 baths. Every home includes a balcony standard.

 

The Tessa Model is a two-to-three bedroom lower-level condo that genuinely does not feel like a condo from the inside. The one-car rear-load garage includes built-in storage, the main level flows kitchen to breakfast area to family room without walls cutting things up, and the upper level delivers a primary suite with two walk-in closets and an attached private bath. The upper family room can be converted to a third bedroom — so the flexibility is already designed in. Bedroom-level laundry in a hallway closet is one of those details that sounds small and matters every single week. For first-time buyers, downsizers, or anyone who travels frequently and wants a lock-and-leave setup, the Tessa is a serious option.

The Julianne Model is an upper-level townhome-style condo at 2,432 square feet. The gourmet kitchen anchors a seamless open main level flowing to a covered balcony. Three bedrooms upstairs, including a primary suite with a tiled mudset shower and dual vanities that are not a builder afterthought. The optional rooftop terrace on the Julianne is where this model separates itself — you are in a riverfront community with Potomac River views from a private rooftop. At this price point in Northern Virginia, that is not something you come across.

Riverbluff Heights is full townhome ownership — you own the lot and the structure. HOA fees are lower, you're responsible for exterior maintenance, and every home comes standard with a two-car garage, full driveway, and a rooftop terrace. Not an upgrade. Standard. That last point is worth pausing on.

Square footage runs approximately 2,150 to 2,775 square feet across two floor plans, with three bedrooms and up to 4.5 baths. Quick move-in homes are currently listed from the mid $600s into the low $800s.

 

The Delilah Model is a four-level townhome at 2,150 square feet. The lower level delivers a versatile flex space — home office, gym, guest setup, whatever you need — alongside the two-car garage. The main level is open-concept gourmet kitchen flowing to family room with a rear deck off the back. The third level holds three bedrooms including a spa primary suite positioned at the rear of the home for quiet and privacy. The fourth level brings a loft plus the rooftop terrace with river and community views. Four levels of flexible, livable space at a price point where this kind of layout is rare in Northern Virginia.

The Lachlan Model is the end-unit version at 2,774 square feet, and the end-unit designation changes the entire feel of the home. Additional windows on the side mean natural light flows in from multiple directions throughout the day. The lower level flex space includes a full bath, making it a functional guest suite. The main level gourmet kitchen features a center island that anchors the open living space. The third level delivers three bedrooms with a double-vanity primary suite. Fourth level loft plus rooftop terrace with views — and as an end unit, the outdoor experience is more open, more exposed to the sky, more of what you're actually buying this for.

The broader Potomac Shores neighborhood median sits around the mid to high $600s based on current active listings. Over 2,500 homes already sold inside the community proves real demand — this is not speculative. People are living here, Stanley Martin and Ryan Homes are actively building, and the infrastructure that historically drives appreciation is under active construction right now.

The Potomac Shores Parkway extension to Route 1 is underway as of late 2025, with a new quadrant roadway at the Route 1 and Route 234 intersection activated in December 2025. Every piece of infrastructure that comes online tightens the case for long-term value.


Final Thoughts

I've been selling Northern Virginia real estate for over 18 years, and I'll tell you plainly: the combination of factors at Potomac Shores right now is not something I see often. The amenities are real and operational. The community is established with thousands of residents already living there. The VRE station parking garage is sitting there ready — platform construction starts in 2026 and the station opens in 2027. The Town Center is being built. The grocery anchor is coming. Every one of those pieces, individually, would be a positive factor for a community. All of them converging simultaneously in a 12 to 24 month window is a different story.
