1. Western Prince William: The Retail Boom

The Project: Heathcote Marketplace (Gainesville/Haymarket) Located on 31 acres at the I-66 and Route 15 interchange, this is the game-changer Western PWC has been waiting for.

• The Traffic: I-66 sees 81,000 cars a day here. This location is prime.

• The Anchors: Sprouts Farmers Market, Panera Bread, Chipotle, and Virginia Tire & Auto.

• The Colgan Take: This isn't just a strip mall; it creates a walkable connection to the Piedmont neighborhood and downtown Haymarket. Gainesville needed this. It cements the area as a self-sufficient hub where you don't have to drive 20 minutes for premium groceries.

2. Manassas: The "Silicon Valley" Transformation

Manassas is experiencing the most dramatic transformation in the region. It is no longer a sleepy suburb; it is an economic engine.

• Manassas Mall Redevelopment (The Lionheart Project): Miami-based Lionheart Capital is turning 60 acres of concrete parking lots into a walkable urban village with 1,000 new residential units and retail, all while keeping the anchors like Walmart.

  • Insider Scoop: Watch the old At Home store location. Rumor has it this space will start hosting events like the Nation's Gun Show, potentially replacing the lost Dulles Expo Center.

• Micron Technology Expansion: A $2.17 Billion investment to expand the semiconductor facility, adding 340 high-paying tech jobs.

• NOVA Live (Formerly Farm Brew Live): A complete rebrand featuring the new Tempo by Hilton hotel (opening Jan 2026) and a massive expansion of MurLarkey Distillery.

INOVA Health System is making the largest healthcare investment in state history.
