1. Western Prince William: The Retail Boom

The Project: Heathcote Marketplace (Gainesville/Haymarket) Located on 31 acres at the I-66 and Route 15 interchange, this is the game-changer Western PWC has been waiting for.

  • The Traffic: I-66 sees 81,000 cars a day here. This location is prime.

  • The Anchors: Sprouts Farmers Market, Panera Bread, Chipotle, and Virginia Tire & Auto.

  • The Colgan Take: This isn't just a strip mall; it creates a walkable connection to the Piedmont neighborhood and downtown Haymarket. Gainesville needed this. It cements the area as a self-sufficient hub where you don't have to drive 20 minutes for premium groceries.
