Game On: A Cutting-Edge Immersive Sports Venue May Be Coming to D.C.

Imagine watching the Nationals or Commanders play—not from the stands, but from inside a futuristic dome where 12K visuals, surround sound, and stadium lighting make it feel like you’re right there. That’s the vision of Cosm Inc., a Los Angeles-based immersive tech company that’s now setting its sights on Washington, D.C.
According to a recent report by Daniel J. Sernovitz of the Washington Business Journal, Cosm is actively scouting locations in the District for its next “shared reality” venue, a state-of-the-art entertainment concept that blends high-fidelity visuals with the communal energy of live sports. Think IMAX theater meets VIP skybox.
What is Cosm?
Founded in 2020, Cosm Inc. is already making waves with its 87-foot domed screens, ultra-bright LED technology, and immersive seating designed for live sports, concerts, and even space exploration content. With locations already operating in Los Angeles and Dallas, and new projects underway in Atlanta, Cleveland, and Detroit, the company is on a fast track to become a major player in next-gen entertainment.
Each Cosm venue is built to simulate the in-stadium experience—complete with food delivery to your seat, real-time game feeds, and crowd-style ambiance—all without stepping into the actual arena.
“It’s not just watching a game—it’s being inside the experience,” said Devin Poolman, Cosm’s Chief Product and Technology Officer, in a previous interview.
Why D.C.?
Cosm is targeting 40,000 to 80,000 square feet in the District, with a preference for sites near major sports stadiums. Real estate insiders say the company is looking at areas in Southeast D.C., close to Nationals Park and Audi Field. But other sites in the region are also under consideration.
The company has retained KLNB Commercial Real Estate Services, including agents John Meyer and Brian Finkelstein, to assist with the site selection.
A D.C. location would be Cosm’s sixth nationwide—and a major boost to Mayor Muriel Bowser’s push to brand Washington as “the Sports Capital.”
“I think that use would be a phenomenal asset for the city,” said Chad Shuskey, Executive VP of Retail Attraction for the D.C. Economic Partnership, who toured Cosm’s L.A. venue. “It’s a regional draw, and I think it supports what the city’s looking for.”
What It Means for Northern Virginia
While the venue would be based in the District, its ripple effect could reach deep into Northern Virginia. Expect local sports fans, tech lovers, and families to make the short trip from Arlington, Tysons, Alexandria, and beyond for game nights, pay-per-view events, and immersive concerts.
The project could also help bolster tourism in the DMV, giving visitors a unique entertainment option—even when the home team’s on the road.
“If this comes to life in D.C., I can almost guarantee Northern Virginia will be part of the story,” said Chris Colgan, local real estate expert and founder of the Real Nova Network. “It’s one of those rare concepts that could become a must-visit for locals and tourists alike.”
What’s Next?
Cosm hasn't finalized a site or released a construction timeline just yet. A spokesperson said the company is “continuing to assess a wide array of markets for future venues and will provide updates regarding its next venue at a later date.”
But with over $250 million raised in growth funding, a clear focus on high-traffic sports markets, and a visually stunning concept, the odds are looking good for a D.C. debut.
