Dominion Valley is one of the biggest neighborhoods in all of Northern Virginia and it's basically a country club you live in. Gated Toll Brothers community in western Prince William County with two Arnold Palmer golf courses, multiple pools, a sports pavilion, walking trails for miles, and its own shopping center with Tony's Pizza and a full grocery store. Single-families range from $800K up to $2M in the Ryder Cup estates, townhomes from the low $600Ks to $900K with basements and two-car garages, and the Regency 55+ side has condos from $350K-$500K with its own clubhouse and golf course. Battlefield High School, two elementary schools, and Ronald Reagan Middle School are all on or right next to the property. I've sold probably a hundred homes in here in my career and my brother lives here because he says he's never moving.

Dominion Valley is the centerpiece of Haymarket, Virginia, a massive gated Toll Brothers community in western Prince William County built on the former site of the planned Disney's America theme park. I've sold probably a hundred homes in here in my career.
- Location: Western Prince William County in Haymarket. Left out of the community heads toward Leesburg, Aldie, Chantilly, and Ashburn. Right heads to Haymarket and I-66 for DC, Manassas, Fairfax, and the Vienna Metro. Dulles Airport is about 10-15 miles away.
- Builder: Every home built by Toll Brothers across 20+ years of phased construction. Built on the former site of the planned Disney's America theme park.
- Gated: Staffed security gates with license plate readers for residents, QR code guest access system, and multiple entry points throughout the community.
- Single-family homes: Original model homes area around $1.2M-$1.3M. General single-families from $800K to $1.5M. Ryder Cup section estates from $1M to $2M with 8,000-10,000 sq ft, three-car side garages, huge basements.
- Townhomes: Low $600Ks for smaller units up to $800K-$900K for newer builds. Three finished levels with basements, big lofts, side entrances, two-car garages. Bigger than most houses in other neighborhoods.
- Regency 55+: Active adult side with its own clubhouse, golf course, pool, restaurant. Homes around $700K-$800K. Condos from $350K-$500K with elevators, garages, and storage.
- Schools: Battlefield High School, Alvey Elementary, Gravely Elementary, and Ronald Reagan Middle School all on or adjacent to the property. Gainesville High School opened nearby to relieve overcrowding.
- Mature landscaping: Trees planted 20+ years ago now provide significant shade and a park-like feel. Deer and wildlife are common throughout the community.

- Sports pavilion: Main clubhouse area with waterfall pond, fishing, tennis courts, tot lots, walking trails, and the primary community gathering space.
- Country club: Restaurant on the water, venue for weddings and Christmas parties, events throughout the year.
- Walking trails: Miles and miles of trails with ponds, lakes, green space, and wildlife throughout the property.
- Shopping center: Tony's Pizza (best focaccia bread in NoVA), full grocery store, Velocity Wings, Old Dominion Tavern, veterinarian, and more right at the community entrance.
- James Long Park: Adjacent county park with dozens of soccer fields, baseball fields, and travel team sports. One of the biggest parks in Prince William County.

The security is tight, which some people love and others find a little hardcore, especially for things like home inspections and service visits.

Every home in Dominion Valley was built by Toll Brothers across more than 20 years of phased construction. The community is built on the former site of the planned Disney's America theme park, which Toll Brothers purchased when Disney decided not to build. Toll Brothers is known for quality finishes like rounded drywall edges, wide doors, stone fronts, and a mix of stucco and red brick exteriors. The community is considered officially complete, though they recently added some new townhomes that sold out immediately.
What schools serve Dominion Valley?
Dominion Valley has schools built right on or adjacent to the property as part of Toll Brothers' original land donation to the county. You've got Alvey Elementary, Gravely Elementary, Ronald Reagan Middle School, and Battlefield High School all within the community footprint. Your kids can literally walk to school without leaving the neighborhood. Battlefield was getting overcrowded, so Prince William County opened Gainesville High School on the other side of Gainesville about two years ago to relieve the pressure.

It's basically a country club you live in. Two Arnold Palmer-designed golf courses with driving ranges, putting greens, and lessons. Multiple community pools across different sections with lifeguards. A sports pavilion with waterfall pond, fishing, tennis courts, and tot lots. A country club with a restaurant on the water that hosts weddings and events. Miles of walking trails, ponds, and green space throughout. Its own shopping center with Tony's Pizza, a full grocery store, Velocity Wings, and Old Dominion Tavern. James Long Park is adjacent with dozens of sports fields. Silver Lake county park behind the neighborhood has fishing and boating. And the Regency 55+ side has its own separate clubhouse, golf course, pool, pickleball, bocce ball, and restaurant.
What is the commute like from Dominion Valley?
Going left out of the neighborhood takes you toward Leesburg, Aldie, Chantilly, and Ashburn. Going right puts you back in Haymarket in about 10 minutes, where I-66 takes you toward DC, Manassas, Fairfax, or the Vienna Metro. Dulles Airport is about 10-15 miles away. The Ashburn Metro on the Silver Line is also accessible. If you wanted to take VRE into DC, Manassas VRE station is about 20 minutes away with monthly passes around $300-$400, but that's a long ride. Most people living in Dominion Valley are not commuting all the way to DC. The tech industry, data centers, government contractors, FBI, and CIA provide plenty of local employment.
What is the Regency 55+ section like?
Regency is the active adult side of Dominion Valley with its own separate entrance, clubhouse, golf course, pool, restaurant, tennis, pickleball, and bocce ball. Homes are mainly two levels with a basement at around $700,000-$800,000. Condos run $350,000 to $500,000 and are two-level units with elevators, garages, and storage. A lot of people who bought here have family living on the main side of Dominion Valley, especially people who moved away during COVID and came back to be closer to grandkids. Each building has its own person putting on events, card games, and community activities.
How does Dominion Valley compare to other Haymarket neighborhoods?
Piedmont in Haymarket is the closest comparable. It's also a nice community with amenities, but it won't have as many amenities as Dominion Valley and isn't as large. South Riding in the Ashburn/Loudoun County area is another comparison. Heritage Hunt is another popular active adult community if you're comparing options for the 55+ side. Dominion Valley stands out for the sheer scale, the two Arnold Palmer golf courses, the gated security, and having an entire shopping center built into the community.
