A major new housing development could soon take shape along Catharpin Road in western Prince William County, adding more than 1,000 homes just south of Heritage Farms Drive and east of Catharpin Valley Drive.

The Proposal

Engineering firm Bowman Consulting recently submitted a trip generation analysis to the county on behalf of NVR, Inc. (Ryan Homes) for a project referred to as Catharpin Valley.
According to the October 1, 2025 letter, the proposed community would include approximately 1,010 residential units across 213.7 acres, broken down as follows:

  • 400 single-family detached homes on 60′ × 125′ lots

  • 322 attached townhomes on 22′ × 82′ lots

  • 288 low-rise multifamily units on 24′ × 90′ lots
