NoVA has 2.6 million residents across roughly 1,340 square miles, and not all counties are created the same. If you don't choose right, you could end up with brutal commutes, higher taxes, and zero walkability. I've been selling real estate here for 22 years and lived in Northern Virginia my whole life. "A lot of people don't realize this, but Northern Virginia has 2.6 million residents, which is around 30% of Virginia's total population." Prince William County: The Affordable Option

"This is a really big county, probably the quote unquote more affordable one with an average sales price of around $600,000." (8:59) The county spans from Nokesville (houses with 10+ acres) to the Woodbridge corridor (popular with Pentagon commuters) to the western communities of Haymarket and Gainesville (golf course gated communities averaging $800K-$900K).

"The median home price was around $585,000, which is actually up 7% year-over-year. In Woodbridge, the average home value is around $468,000, but in Gainesville and Haymarket, the average is around $751,000." (11:15) Homes sell in about 35 days on market.

Manassas has its own character: Old Town charm, the VRE train to the Pentagon, and a commercial airport coming to Manassas Airport in the next year or two. (9:47)
