The "Core" Markets: Stability & Wealth

1. Arlington County (The Premium Play)

  • Median Price: $787,000 (Up 20% Year-Over-Year)

  • The Vibe: Buyers are pickier, but prices aren't dropping. With Amazon HQ2 (Metropolitan Park) fully operational, this market never really slowed down.

  • The Colgan Take: Arlington is the "Blue Chip" stock. You pay a premium, but it’s safe. Expect multiple offers to return in Spring 2026 for turnkey homes.

2. Alexandria City (The Hybrid)

  • The Winner: Loudoun and Prince William will lead in appreciation.
