This is no longer one of those Virginia development stories that is five or ten years away.
Kalahari has announced that its new Spotsylvania resort will open November 12, 2026, and reservations are already being accepted.
That matters because this project has been talked about in the Fredericksburg region for nearly two decades.
Kalahari originally pursued a Fredericksburg-area resort in 2007, but the Great Recession disrupted those plans. The project later returned in a much larger form, with Spotsylvania County approving the modern project and Kalahari breaking ground in 2023.
In many ways, the opening is almost 20 years in the making.

This is probably the question most families will ask first.
Kalahari does not have one fixed nightly price. Rates vary based on date, availability, room size, occupancy, holidays, promotions, taxes, and fees.

The number that caught my attention: a recent two-queen-room example was approximately $356 per night — and registered hotel guests receive indoor waterpark admission with their stay.
Waterpark Admission Is Included With Your Hotel Stay
This is an important part of the pricing equation. Registered Kalahari hotel guests receive indoor waterpark admission as part of their stay.
Guests can generally begin using the waterpark on their arrival day and continue using it through closing on their departure day.
That means a one-night stay can effectively provide access across parts of two separate days.
When comparing Kalahari with a traditional hotel plus separate amusement or waterpark tickets, that bundled admission is important.

Outside, Kalahari is also developing a major seasonal outdoor waterpark. According to Kalahari's current schedule, the outdoor waterpark is expected to open Memorial Day weekend 2027.
For families from Northern Virginia, Washington, D.C., Maryland, Richmond, and central Virginia, this creates a major new drive-to destination directly along I-95.

One of the most overlooked parts of this project is the Kalahari Virginia Convention Center.
Kalahari Virginia will include approximately 150,000 square feet of meeting and convention space.
That gives the resort the ability to host corporate conferences, trade events, weddings, business retreats, associations, group travel, and large meetings.
Business travelers and conference attendees visit during different parts of the week and can create year-round demand for restaurants, transportation, retail, and other local services.
Why Exit 118 Matters
From a real-estate standpoint, this may be the most important part of the entire project.
Kalahari is located in the Thornburg area of Spotsylvania County near I-95 Exit 118.
That puts it almost directly between Northern Virginia and Richmond and gives the resort access to one of the busiest north-south travel corridors on the East Coast.
Millions of people can reach the resort without getting on a plane. That highway access is a major reason the location is so significant.
But it is also why I think traffic will become one of the biggest things to watch after opening.
More Than $57 Million Has Gone Into Transportation Improvements
Thornburg has already seen major transportation investment. More than $57 million has gone into transportation improvements in the area surrounding the resort.
Projects have included work involving Mudd Tavern Road, Route 1 connections, Exit 118, road widening, turn lanes, and secondary road connections.
One of the major projects is the VDOT Mudd Tavern Road improvement project.
Once the resort opens, weekends, holiday periods, school breaks, and summer travel could create noticeably different traffic patterns.
What I'm Watching Most Closely: Traffic
I have spent more than 20 years selling real estate throughout Northern Virginia and the greater Washington-to-Fredericksburg corridor, and projects of this size rarely affect every nearby neighborhood the same way.
A home with convenient access to I-95 but several miles of separation from the resort could experience this growth very differently from a property immediately beside a major commercial corridor or interchange.
I would not simply ask: "Is this house near Kalahari?"
I would ask: "How close is it to the actual traffic pattern created by Kalahari?"
More Than 1,500 Full- and Part-Time Jobs Could Be Created
Kalahari is also expected to become a major employer in Spotsylvania County.
That is more than 1,500 positions between the two categories.
Those employees will need housing. They will also spend money locally, use nearby restaurants and services, commute through the area, and contribute to additional economic activity.
That does not mean 1,500 jobs automatically create 1,500 new households, but employment growth of that scale is absolutely relevant when evaluating housing demand in a growing corridor.
Nearly $7 Million Per Year in Local Tax Revenue
Spotsylvania County has projected that Kalahari could generate nearly $7 million per year in local tax revenue above the incentives associated with the development.
At full buildout, the project could become one of the county's largest taxpayers.
That kind of tax base can influence future decisions around roads, public services, infrastructure, planning, and commercial growth.
It's what gets built around the resort over the next five to ten years.
Will Kalahari Increase Home Values in Spotsylvania?

This is where I would be very careful.
A $900 million resort does not automatically mean nearby homes will increase in value faster than the rest of the market.
There are potential positives:
- More employment can create housing demand.
- Infrastructure investment can improve access.
- Tourism can attract restaurants, hotels, retail, and entertainment.
- Commercial growth can increase visibility for an area.
But there are also trade-offs:
- More traffic
- Road noise
- Increased lighting
- Commercial activity
- Future development
- Congestion
- Changes to nearby land use
A buyer five miles from the resort could experience the project very differently than someone half a mile from the interchange.
That is why real estate around a project like Kalahari needs to be evaluated property by property.
What I Would Check Before Buying Near Kalahari
1. Drive the Route at Different Times
Do not visit the property once at 11 a.m. on a Tuesday and assume you understand the area.
- Friday afternoon
- Saturday morning
- Sunday evening
- During rush hour
And after Kalahari opens, I would watch how those travel times change.
2. Check Future Zoning
One of the biggest mistakes buyers make is focusing only on what exists today.
What can the vacant land next door become?
Major destination resorts frequently attract restaurants, hotels, gas stations, retail, and additional entertainment or commercial development.
3. Listen for Road Noise
Being close to I-95 may reduce commute time, but highway noise varies dramatically based on topography, trees, elevation, sound barriers, and exact property location.
4. Look at Planned Commercial Development
Kalahari may end up becoming only one part of a much larger growth story. I would watch what gets announced next around Route 1, Thornburg, and Exit 118.
5. Do Not Buy Based Only on Speculation
I would never recommend paying substantially more for a house simply because someone says:
"This area is about to explode because of Kalahari."
Buy because the home, price, neighborhood, commute, schools, and lifestyle make sense today. If future growth improves the value, that's a bonus.

That does not guarantee a housing boom. But it absolutely makes this one of the more interesting development corridors to watch in Virginia over the next several years.
What This Means for Northern Virginia Buyers
Kalahari is not located in Northern Virginia, but it can still matter to Northern Virginia households.
For families in Prince William, Stafford, Fairfax, Loudoun, or Arlington, the resort becomes another major regional attraction within driving distance.
And for buyers deciding how far south they are willing to live, amenities like this become another piece of the lifestyle equation.
Over the past several years, affordability has already pushed more buyers south along I-95 toward Stafford, Fredericksburg, Spotsylvania, and surrounding areas.
Major projects like Kalahari do not create that migration by themselves, but they can make growing areas feel more established and attract additional businesses and infrastructure over time.
