Everybody's chasing the same zip codes in Northern Virginia, and they're missing some of the best opportunities. I've lived here my whole life, and I've been helping families for over 23 years here in Northern Virginia. Today, let me show you the seven areas I'd be looking at before everyone else catches on. So, let's get into this week's video.

Herndon: The Silver Line Value Play

All right, so everybody obviously defaults to Reston, Virginia, but let me tell you something. The opportunity I'd be watching right now is sitting one town over. Herndon is a town that people keep underestimating and keep coming back to, with a real downtown where the W&OD Trail runs right through it and a town that hosts live concerts all summer long. The restaurant and coffee scene along Elden Street has real character. Think morning walks, craft breweries where regulars know each other, and international markets next to independent shops.

The Silver Line changed the commute completely. You've got the Herndon station and Innovation Center station both sitting right in the community's backyard for a direct shot into Tysons, Ballston, or DC. We were actually just doing a driving tour over there, and that metro stop is really nice and convenient. The Dulles corridor sits right outside of Herndon's borders. Home to LeidosDXC TechnologyBooz Allen Hamilton, and SAIC, which keeps a steady stream of relocation buyers coming in.

Herndon gives you more home for the money than Reston, where townhomes are selling in the mid to high $600,000s and detached homes sit well north of a million. Now, a working range for Herndon lands somewhere around the low $600,000s depending on the neighborhood. Obviously, with the transit close to downtown zips, running a bit closer in the Fox Mill and Floris area sits in the mid-$600,000s. Homes are selling in roughly 2 to 4 weeks on average, though the ones near the Silver Line are moving faster right at or just above listing. So in Northern Virginia, if you can buy near a metro, your house is always going to appreciate more. That's just a fact. Properties near that Herndon station are appreciating faster than the rest of Herndon, so that price advantage over Reston is shrinking by the month.

Haymarket & Gainesville: Big Land Signals

All right. Well, let me show you what's happening down in Prince William County. Old Town Haymarket is one of those places where you can grab breakfast on a Saturday morning, walk around a bit, and still be back home for lunch. I love the farmers market they have there on Sundays. You've also got Haymarket Day in the fall—a really charming town. You've got a lot of shopping over there, but Haymarket definitely has that small-town core, the kind of place where you duck into local shops and grab breakfast at a cafe with outdoor seating right on Main Street. You've got Bull Run Golf ClubBurnside Farms, and the rolling landscape west of I-66 gives the area breathing room that the closer-in suburbs can't replicate with larger lots and newer homes. You're still close enough to the commute with I-66, Route 15, and Route 29 connecting the area to the broader job network, with Gainesville and Manassas keeping daily life convenient.

Amazon Web Services bought about 189 acres in the Devlin Technology Park in Bristow, just south of Haymarket, for roughly $700 million in late 2025, one of the largest single land buys in American history. In a separate deal earlier, Amazon also picked up 140 acres near Manassas for about $152 million, putting the back-to-back total close to a billion dollars. Prince William County's data center opportunity zone is drawing Google and Microsoft alongside Amazon. That kind of spending brings electrical upgrades, road work, and broadband within a 5 to 7-year window.

Single-family homes here start around $700,000. A couple of the neighborhoods I really love include Oak Valley in Gainesville right off Catharpin Road, which is only about 300 homes. Then you've got places like Heathcote Village, where you've got awesome townhomes and condos. Heritage Hunt is probably one of the nicest 55-plus communities around. A hidden gem is Lake Manassas, where the Robert Trent Jones golf course is located. And then you also have Dominion Valley, which is one of the most popular master-planned communities in Northern Virginia with around 3,000 homes. When Amazon spends close to a billion dollars buying land in one county, that's not a short-term move. They're planning for decades, and the housing market will follow.

Ashburn: The Data Center Tax Cushion

If you're thinking about living where data centers already are, something is happening in Loudoun that you definitely need to know about. You know those windowless buildings that hum that everyone complains about? If you live up in Ashburn, they might be helping your wallet in a way that you may not realize yet. Ashburn is what Northern Virginia looks like when a community gets everything right for two decades and never stops building on it. The Silver Line Ashburn station opened in late 2022 on the eastern edge near Broadlands, one of the flagship master-planned neighborhoods. Just a short drive northwest, One Loudoun has become the social hub of the county with an Alamo Drafthouse, Trader Joe's, and popular dining spots. Broadlands also features a 150-acre nature preserve with wetland trails, three pools, nine tennis courts, and a nature center, with Dulles Airport just 7 miles away.

Loudoun County sits in the world's densest concentration of data centers and pulls over a third of its general fund revenue just from the data center industry. The revenue that they bring lets the county cut its real property tax rate every single year for a decade, dropping from around $1.145 per $100 in 2016 down to $0.805 in 2025. For context, Fairfax County had to raise taxes, partly because it doesn't have the same commercial tax base. So Loudoun homeowners pay thousands less per year on a comparable home. For the 2026 budget, the board also cut the vehicle personal property tax from $4.15 to $3.09 per $100 and dropped the registration fee to just $25. Ashburn is fast-moving, with a median sold price for 2026 running in the mid to high $700,000s, where homes go pending in about a week, and sellers regularly get full asking price.

South Arlington: The Columbia Pike Address Discount

Now, everybody knows North Arlington gets all the attention and all the expensive price tags. But remember that close-in value play I told you about earlier? This is it. North Arlington, the Clarendon, Ballston, and Rosslyn side, gets the walkable neighborhoods, buzzy restaurants, and metro-attached condos along with the highest prices. Columbia Pike runs through South Arlington. It's a different market: historically the county's most affordable stretch, and it still is. The Pike has character with a mix of longtime residents, new arrivals, neighborhood restaurants, and small businesses with a feel that's more lived-in than the towers at Ballston.

Momentum is building with a 370-unit apartment and townhouse project near South Glebe Road and a 271-unit mixed building at 2601 Columbia Pike that recently received county approval. You're seeing a lot of old office parks being turned into condos, apartments, or affordable housing. Regarding Amazon HQ2, Phase 1 at Metropolitan Park is complete and operational. Columbia Pike benefits from the infrastructure and amenity improvements that Amazon accelerated without depending entirely on Phase 2 hiring. The price gap is significant: condos along the Pike start in the low to mid $200,000s for a studio or one-bedroom, whereas Ballston condos go well into the $500,000 or $600,000 price point. Columbia Pike is one of the few places in Arlington where you can get that Arlington address without paying North Arlington prices.

West Falls Church: Builders Reveal Confidence

There's one thing builders do that tells you an area is about to take off faster than any market report ever will, and that's exactly what's happening in West Falls Church. Falls Church has always punched above its weight, a small independent city surrounded by Fairfax County that splits the difference between Arlington and the suburbs. West Falls Church specifically is going through the most dramatic physical transformation in its history. The West Falls development brought 1.2 million square feet of residential, retail, hotel, medical, and office space to the former George Mason High campus, completing construction in October of 2025. It's LEED-ND gold certified and includes a 400-unit apartment building and 126 for-sale condos called The Oak, all within walking distance of the West Falls Church Metro.

The WMATA joint development broke ground in November of 2025, turning 24 acres of metro-owned parking lots into a walkable neighborhood with 810 apartments, 82 townhomes, and up to a million square feet of mixed-use space. First townhomes are projected for 2027 and apartments for 2028. Builders are buying up older single-family homes just to tear them down, and new construction here already prices from the low $800,000s to several million for premium townhomes and condo units. The typical West Falls Church listing sits in the high $700,000s to low $800,000s, while the overall Falls Church market averages well over a million for single-family homes. Builders don't spend that kind of money on land unless they're confident people are going to pay more for what comes next.

Central Fairfax: Long-Term Stability

Not every smart buy is about big changes. Sometimes the best move is just buying something boring and letting time do its thing with real estate values. Central Fairfax is one of those places where people buy a home, put down roots, and stay for a long time. Old Town Fairfax Center surrounds the historic courthouse at Main Street and Chain Bridge Road, a building that's been there since the early 1800s. George Mason University sits right in the backyard, which keeps the area energized and gives it a steady rhythm all year long.

The housing stock is varied in a useful way: from 1960s and 70s ranchers and colonials built in the 80s and 90s, to townhome communities and newer construction. Fairfax is about durability, not discovery. Employment diversity, infrastructure depth, and decades of community investment create a floor under values that newer or more speculative markets just don't have. Older condo buildings without resort amenities offer entry-level pricing with the full Fairfax quality of life package. The median sold price sits in the high $600,000s to low $700,000s with homes going under contract in about a week due to historically tight inventory. Your home's value isn't tied to one company's hiring plans.

Aldie: Premium Moves West

Now, let me take you all the way out west because when Ashburn runs out of room, that demand has to go somewhere. Sit on a back porch in Aldie on a clear evening, and you can see the Blue Ridge Mountains in the distance. The roads wind through Virginia countryside, rolling hills, horse farms, and preserved open space. Loudoun County has committed to protecting its rural character west of Route 15, so that scenery isn't going anywhere.

Willowsford defines the Aldie luxury experience: a roughly 4,100-acre master-planned community built around a working farm where residents share in an on-site organic farm, take cooking lessons, and walk trails across thousands of preserved acres. Additional amenities include a paddle-boarding lake, resort pools, an amphitheater, disc golf, and four distinct villages (The Grant, The Grange, The Grove, and The Greens). Pricing in Aldie has crossed firmly into premium territory, with an average home running around $1.1 million. Willowsford starts around $1 million for an entry-level home and ranges to $5 million for custom estates, while Lenah Mill and Kirkpatrick Farms sit in a similar broad range. Values have crept up at a measured pace with list-to-sale ratios running at essentially 100%.
