A major new housing development could soon take shape along Catharpin Road in western Prince William County, adding more than 1,000 homes just south of Heritage Farms Drive and east of Catharpin Valley Drive.
The Proposal
Engineering firm Bowman Consulting recently submitted a trip generation analysis to the county on behalf of NVR, Inc. (Ryan Homes) for a project referred to as Catharpin Valley.
According to the October 1, 2025 letter, the proposed community would include approximately 1,010 residential units across 213.7 acres, broken down as follows:

400 single-family detached homes on 60′ × 125′ lots

322 attached townhomes on 22′ × 82′ lots

288 low-rise multifamily units on 24′ × 90′ lots
The site sits just north of Thornton Drive, east of Catharpin Road, near existing neighborhoods such as Oak Valley and Heritage Farms.
Land-Use Context
County planning maps show the area designated Residential Neighborhood (T-3) in Prince William’s Comprehensive Plan — a category that supports low- to medium-density suburban housing (roughly two to four units per acre).
To move forward, the developer would need to rezone the land from Agricultural (A-1) to a residential zoning district such as PMR or R-6, consistent with that long-range designation.
Infrastructure and Traffic
The Bowman report estimates current daily traffic volumes at roughly 5,000 vehicles on Catharpin Road and 1,600 vehicles on Heritage Farms Drive.
A full Traffic Impact Analysis would be required during rezoning review to evaluate road improvements, intersection performance, and turn-lane needs.
Nearby schools likely to be reviewed for capacity include Gravely Elementary, Ronald Reagan Middle, and Battlefield High School.
What Happens Next
As of November 2025, no formal rezoning or special-use application has been posted to the Prince William County Land Development case portal.
Once filed, the proposal will be scheduled for public hearings before the Planning Commission and the Board of County Supervisors, where residents and nearby HOAs can provide input.
Regional Growth Outlook
The Catharpin Valley proposal would mark one of the largest new-construction communities in Gainesville’s western corridor since Dominion Valley and Piedmont were built in the early 2000s.
It continues a broader trend of residential expansion along the Pageland Lane–Catharpin Road corridor, which has been under increased pressure for housing and infrastructure investment.
