Alexandria is one of the most established and most desirable real estate markets in the country. Independent city, just south of D.C., on the Potomac River.   • Location: Independent city in Northern Virginia, immediately south of Arlington and across the Potomac from D.C. Direct access to I-495 (the Beltway), I-395, and George Washington Memorial Parkway. Reagan National Airport is minutes away in Arlington.

The campus will total 1.1 million sq ft, 192 hospital beds (all private rooms), a comprehensive cancer center (111,000 sq ft), a specialty care center (87,000 sq ft), Level II trauma capability, and 24-hour advanced cardiac and neuroscience services. Around 2,000 healthcare workers will be based on site. Main hospital construction runs through 2028, with opening anticipated in late 2028. As of late 2024, excavation was 75% complete and construction cranes were going up. This is the largest healthcare investment in Virginia's history.

Potomac Yard is one of Alexandria's most active redevelopment areas. The Virginia Tech Innovation Campus is operational there — a graduate-level tech-focused campus partnered with Amazon HQ2's expansion.
